What a month means legally here
Italian law calls a home let for up to 30 days a short let (locazione breve). It carries a national identification code, the CIN, on every listing and outside the building, and the host registers each guest with the police within 24 hours of arrival.
A lease of a home for more than 30 days in a year must be registered with the Agenzia delle Entrate within 30 days of signing, and a lease that should be registered and is not is void. A holiday month is a tourist let under the Civil Code. A transitory lease, up to 18 months, is for a documented need such as work or study, and it uses a standard form. If the need is missing or the form is wrong, the law turns it into an ordinary long lease.
Roma Capitale's contributo di soggiorno stops after 10 consecutive nights in the same place. A month in a short-let flat at EUR 6.00 a night therefore comes to EUR 60 per person aged 10 or over. The regulation names short lets, which end at 30 days; whether the contributo applies to a longer tourist let is unverified as of September 2026.
The areas that suit a month
Prati, Esquilino, Testaccio and EUR suit a month: residential streets, markets and Metro lines, and all four sit outside the daytime ZTLs on Roma Mobilità's maps. Monti and the Centro Storico put the sights at the door but keep the car out on weekdays. Trastevere is loud at night. This ranking is editorial.
With a car, street parking in blue bays costs EUR 1.00 an hour outside the zones. Roma Mobilità also lists a EUR 70 monthly reduced tariff for blue bays without saying on that page who may buy it, so ask the host or Roma Mobilità before counting on it. Park and rides charge EUR 1.50 for 12 hours, and many close at 22:00.
The paperwork
Deposit: for a home let as a dwelling, the deposit may not exceed three months' rent under article 11 of Law 392/1978. Whether that cap binds a holiday let under the Civil Code is unverified as of September 2026, so agree the deposit in writing.
Every guest shows an identity document or passport at check-in, children included, and the host registers them with the police. A key box with a code sent after an ID upload, with no in-person or video check, is the practice the 2024 circular rejects.
EU citizens staying more than three months register with the comune's registry office, with proof of work, study, or enough money and health cover. A landlord who houses a non-EU national notifies the police within 48 hours with the passport details. Visitors from outside the EU may stay 90 days in any 180 across the Schengen area, and the EU Entry/Exit System has registered their short stays since 10 April 2026. A non-EU visitor arriving from another Schengen country declares presence to the police headquarters within eight days.
What platforms call long stays
Vrbo's monthly-stays page, as archived in June 2026, describes stays of 28 nights or more and says select homes offer a discount for them. Agoda lets partners offer long-stay promotions on bookings of more than 28 days and permits stays of up to 90 days.
The platform label does not settle the legal status. Up to 30 days, check the CIN; beyond 30 days, ask for a written lease and its registration with the Agenzia delle Entrate.
