A month in Mykonos

No official statistic on monthly rents on Mykonos was found, and no reputable source on deposits or utilities, so this guide gives no figures for them. The fixed costs that are known come from the law and the platforms.

The climate resilience fee applies per night to a stay under 60 days. For a short-term rental that is EUR 8 a night from April to October and EUR 2 from November to March, so 30 nights in October add EUR 240 and 30 nights in November EUR 60. A detached house over 80 m2 pays EUR 15 and EUR 4, which makes EUR 450 and EUR 120. When a stay runs across the change of season, the law has the host issue the fee receipt month by month at each month's rate. The municipal visitor fee on the rent comes on top: 0.5% nationally, and 0.75% for 2026 in Mykonos hotels, rooms to let and tourist villas.

On Airbnb, 28 nights or more is a monthly stay: the first month is charged up front and released to the host 24 hours after check-in, and later months are charged 10 days before each period.

About 10,700 people live on Mykonos all year, the 2021 census figure the municipality publishes, and Chora holds the ports, the bus terminals and the taxi ranks. With a car for the month, a flat at the edge of Chora or on the Megali Ammos side keeps the car close without driving into the lanes, where only delivery vans may use the old port seafront, and only in the morning.

Agios Stefanos has a regular bus from the old port during the tourist season and comfortable parking behind the beach, according to the municipality. Ano Mera, the inland village on the road to the south-east, suits a quieter month with a car. For the beach areas of the south and south-east, ask the host what stays open in the month booked; no official source lists winter opening.

Runway reconstruction at Mykonos airport stops all commercial and private flights every Thursday from 19 November 2026 to 18 March 2027, from 00:01 to 23:59. The exceptions are 22, 24 and 31 December 2026 and 5 and 7 January 2027. A month that starts or ends on a Thursday in that period needs another day or a ferry.

The municipality says the SeaBus between the old and new ports runs every half hour and gives no season for it, so check it before relying on it for a winter stay.

Visitors from outside the EU without a visa can stay in the Schengen area for up to 90 days in any 180-day period, Greece included. The EU Entry/Exit System has been fully operational since 10 April 2026 and registers non-EU travellers on short stays at the border. The Greek rules for longer non-EU stays were not checked, so they are not covered here.

EU citizens staying more than three months may be required to register their residence with the local authority, according to the EU's Your Europe page for Greece. The Greek office and deadline were not verified.

Airbnb calls 28 nights or more a monthly stay and applies a long-term cancellation policy: the first payment may be non-refundable, and once the stay has started the following month is non-refundable.

Greek law draws its line at 60 days. Renting a property for under 60 days under one contract, with only lodging and bedding provided, is a short-term rental: the host must be in the AADE registry, show the AMA on the listing, declare the stay and collect the per-night fee. A let of 60 days or more without extra services is declared as an ordinary lease instead. Crossing 30 nights changes nothing in Greece; crossing 60 does.

Expecting a monthly stay to escape the fee. Under 60 days it is still a short-term rental, and the fee is charged per night.

A listing with no AMA. Every short-term rental must show it.

Missing safety basics. Since 1 October 2025 a short-term rental must have smoke detectors, fire extinguishers and a first aid kit, and a host who fails the rules faces a EUR 5,000 fine.

Driving into Chora. Park at the edge; one island rental company forbids driving in town in its terms.

Counting Schengen days only in Greece. The 90 in 180 rule counts every day across the Schengen area.

Cancelling mid-stay on Airbnb. Once a monthly stay has started, the following month is non-refundable.
