A month in Dubrovnik

Under Croatian law a month can be tourist accommodation or a residential lease. As tourist accommodation, the host registers the guest in eVisitor and commercial providers charge the tourist tax per night. A residential lease falls under the Zakon o najmu stanova, which requires a written contract stating the rent, which running costs the tenant pays and how, who lives there and for how long.

The point at which a longer stay stops being tourist accommodation could not be verified as of September 2026, so ask the host which of the two is on offer before paying.

Airbnb calls 28 nights or more a monthly stay. It charges the first month up front and releases it to the host 24 hours after check-in, then charges later months 10 days before each period. How other platforms name or filter long stays in Dubrovnik was not verified.

In hotels and other commercial accommodation in Dubrovnik the tourist tax is charged per person per night. Thirty nights between 1 April and 30 September come to EUR 79.50 per adult at EUR 2.65, and thirty nights in the rest of the year to EUR 55.50 at EUR 1.85. In a private household apartment the host pays EUR 65 per bed for the year and must display that the tax is included in the price. People in Dubrovnik for work are exempt for the duration of the work, with proof such as an employment contract.

For the car, Sanitat sells weekly and monthly tickets only for zone 3, residential streets in Lapad, Babin Kuk, Gruž and other districts: EUR 53.10 a week and EUR 172.54 a month from March to November, EUR 19.90 and EUR 53.09 from December to February, on its price pages as archived in May and June 2026. It sells none for the Pile car park or zone 1, and zone 2 around the walls is for residents with a permit.

No official statistic on monthly rents in Dubrovnik was found, nor on deposits or utilities, so this guide gives no figures for them.

Lapad and Babin Kuk suit a month with a car best: they lie outside the camera zone, their streets take zone 3 monthly tickets, and Lapad bay is next door. Gruž works for a month built around boats and island days, with zone 3 on part of the waterfront. Župa dubrovačka lies outside the city's zones, about 12 km from the airport, with a lower hotel tourist tax than Dubrovnik from April to September.

The Old Town and Ploče make weak monthly bases for a driver. From 1 April to 31 October the car needs a registered private space or a paid reservation to enter, zone 2 streets are for residents, and Pile costs EUR 20 an hour from May to October.

The host registers the guest in eVisitor within 24 hours of arrival, whatever the length of stay. Visitors from outside the EU may stay up to 90 days in any 180-day period across the Schengen area, which Croatia has fully applied at airports since 26 March 2023, and the EU Entry/Exit System has been fully operational since 10 April 2026. UK travel advice warns that overstaying can bring a Schengen ban of up to three years.

EU and EEA citizens who stay more than three months register a temporary stay with the police, no later than eight days after the three months run out.

Booking near the walls with a car and no registered space. From 1 April to 31 October the city fines entries without a permit, and for a rental car it fines the rental company.

Paying for Pile by the hour over a month. Sanitat sells monthly tickets for zone 3 streets and none for Pile.

A lease that is not in writing. The residential lease act requires writing, with the running costs and who pays them spelled out.

Counting Schengen days only in Croatia. The 90 in 180 rule counts every day across the Schengen area.
