A month around dalaman

Law 7464 on tourism rentals covers every letting of a home for up to 100 days, for any purpose, and it counts any unit registered as a home, villas included. A month in a flat or a villa therefore needs a Ministry of Culture and Tourism permit, a plaque at the entrance and the permit number in the listing, and the contract ends on the date it states.

A single contract of more than 100 days is an ordinary lease under the Code of Obligations. Its rules for homes cap a deposit at three months' rent and put heating, lighting and water on the tenant unless the contract says otherwise, but they do not cover holiday property let for six months or less. On a holiday let for a month, the deposit and the bills follow the contract. The law also fines a landlord 1,000,000 TL for letting the same home more than four times within a year on contracts of over 100 days each.

Fethiye town and Çalış suit a month. Fethiye has its harbour and marina and the municipal car parks, and Çalış beach lies about 8 km from the harbour by road. Ölüdeniz, Göcek and Dalyan work as holiday bases, and for a month there, check that the listing is a permitted villa or flat and says where the car goes.

For a car, the metropolitan municipality lists monthly subscriptions in Fethiye: 4,250 TL at the market car park and 3,750 TL at the intercity bus terminal car park in 2026. It does not say who may buy them, so ask at the car park. Paying by the hour instead, the market car park charges 60 TL for the first hour and 50 TL for each hour after the second.

Ordinary passports of the United States, the United Kingdom and Canada allow 90 days in any 180 without a visa, according to the Ministry of Foreign Affairs. Some other nationalities need an e-Visa from evisa.gov.tr, which covers tourism and commerce only, and the passport must be valid for at least 60 days beyond the permitted stay, apart from the nationalities the ministry exempts.

A stay beyond 90 days needs a residence permit. Law 6458 allows a short-term permit for tourism for up to two years at a time and asks for an address in Turkey; first applications go through the e-İkamet system.

The host records the passport at check-in and reports it to the police, as a hotel does.

Airbnb calls 28 nights or more a monthly stay. It charges the first month up front, releases it to the host 24 hours after check-in and charges later months 10 days before each period. A long-term cancellation policy applies, and cancelling after the stay has begun costs the following month. How other platforms label long stays was not checked.

A villa listing without a permit number. Law 7464 fines platforms that keep an unpermitted home online after a Ministry warning, and a permitted host who does not hand over the property as agreed is fined and must return the payment within 15 days or face a larger fine.

No word on parking. The regulation makes the host state whether parking comes with the property; if the listing is silent, ask before paying.

Arriving in October for walks. The listed forests stay closed to entry, and to stopping beside them, until 31 October 2026.

Repeated airport runs through the Göcek tunnel, which is tolled in each direction; the 2026 amount reported by local papers is unverified.

Daily trips to the lagoon. The Ölüdeniz-Kıdrak nature park charges on each entry, per car for Turkish citizens and per person for foreign visitors, so a month of lagoon days adds up.
