A month in Bodrum

Law 7464 covers every letting of a home for up to 100 days, whatever the purpose, and it counts any unit registered as a home, so a villa falls under it as much as a flat. A month there needs a Ministry of Culture and Tourism permit, a plaque at the entrance and the permit number in the listing, and the contract ends on the date it states.

A contract of more than 100 days is an ordinary lease under the Code of Obligations. The Code caps a deposit on a home at three months' rent and puts heating, lighting and water on the tenant unless the contract says otherwise, but those rules do not cover holiday property let for six months or less. For a holiday let of a month, the contract sets the deposit and the bills. The law also fines a landlord 1,000,000 TL for letting the same home more than four times within a year on contracts of over 100 days each.

Bodrum town and Turgutreis suit a month with a car. Outside the town, in Torba about 5.5 km from the castle, the metropolitan municipality car park at the intercity bus terminal sells a monthly subscription at 4,000 TL; in Turgutreis, the Çağdaş Yaşam Merkezi car park lists 4,000 TL a month and the Eski Otogar car park 3,750 TL, as of 2026. The municipality does not say who may buy them, so ask at the car park. From the airport, the town is about 38 km by road and Turgutreis about 56 km, so the town is the easier base for anyone flying in and out during the month.

Gümbet, Bitez, Gümüşlük, Yalıkavak and Göltürkbükü suit holiday stays. For a month in one of the bays, choose a listing that states where the car goes, since no public car park tariff was found there and the town police enforce against pavement parking across the district.

Ordinary passports of the United States, the United Kingdom and Canada allow 90 days in any 180 without a visa, according to the Ministry of Foreign Affairs. Some other nationalities need an e-Visa from evisa.gov.tr, which covers tourism and commerce only, and the passport must be valid for at least 60 days beyond the permitted stay, apart from the nationalities the ministry exempts.

A stay beyond 90 days needs a residence permit. Law 6458 allows a short-term permit for tourism for up to two years at a time and asks for an address in Turkey; first applications go through the e-İkamet system.

At check-in the host records the passport and reports it to the police, as a hotel does.

Airbnb calls 28 nights or more a monthly stay. It charges the first month up front, releases it to the host 24 hours after check-in and charges later months 10 days before each period. A long-term cancellation policy applies, and cancelling after the stay has begun costs the following month. How other platforms label long stays was not checked.
