What a month means legally here
Under article 65 of the Valencian tourism law, Ley 15/2018, as amended by Decreto-ley 9/2024, a tourist dwelling in the Valencian region is a whole property let for 10 days or less, counted continuously to the same tenant, and article 65.3 adds that a let of 11 days or more to the same tenant is not one. The decree states its aim of separating tourist use from seasonal and residential rentals, which fall under Spain's national urban leases law. The same decree bans letting tourist dwellings by rooms, requires a favourable municipal planning report, and requires declarations and contracts to show the property's cadastral reference, the official land-registry number of the flat.
A month in a flat is therefore not a tourist stay here. A furnished let for a season is a lease for a use other than housing under article 3.2 of the lease law. There is no tourist tax to add, since the regional tax was repealed in 2023 before it came into force.
The areas that suit a month

Russafa, Benimaclet and Cabanyal suit a month: Russafa for food and its covered market, Benimaclet for a quieter former village near the universities, Cabanyal for the beach. Ciutat de les Arts suits families. Ciutat Vella is best for a short stay. This ranking is editorial.
With a car, avoid a base inside the camera zone unless the host or a car park registers the plate. Orange ORA zones, which include Russafa, are not for overnight visitor parking, since visitors may not park there outside paid hours; in paid hours they cost visitors EUR 2.10 an hour. Blue zones, at EUR 0.80 to 1.00 an hour, have a 2 hour maximum in Ciutat Vella, L'Eixample and Extramurs, and parking is free on public holidays. Cabanyal and Benimaclet are not among the orange-zone districts.
The paperwork
Deposit: the legal deposit (fianza) for a seasonal lease is two months' rent under article 36.1 of the lease law. Ask for a written contract that names the lease type.
Every lodging records guest identity data, including name, document number, nationality, date of birth and address, and sends it to the Interior Ministry under Real Decreto 933/2021.
EU citizens staying longer than three months must register in person at the provincial foreigners' office or a police station within three months of entry.
Visitors from outside the EU are limited to 90 days in any 180-day period across the Schengen area; longer stays need a national visa. The EU Entry/Exit System, which registers non-EU nationals on short stays in 29 European countries, has been fully operational since 10 April 2026.
What platforms call long stays
Vrbo's monthly-stays page, as archived in June 2026, describes stays of 28 nights or more and says select homes offer a discount for them. Agoda lets partners create long-stay promotions, invites some to offer a discount on bookings of more than 28 days, and permits stays of up to 90 days. How Expedia filters long stays could not be verified.
In Valencia those platform labels meet a hard legal line. A registered tourist flat covers up to 10 days with the same tenant; for a month, the listing should offer a seasonal contract. Whether the 10 day limit is enforced on platforms in practice was not verified.
