Where to stay in Tenerife
The choice in Tenerife is mostly south or north. The south has the resort beaches and Tenerife Sur airport; the north has the cities, the older towns and Tenerife Norte.

How the areas differ
Costa Adeje and Los Cristianos, in the south-west, are the resort side of the island. Costa Adeje is a strip of large hotels, apartment complexes and villas behind the beaches of Playa del Duque, Fañabé and Torviscas. Los Cristianos next door is a real town with a harbour and a ferry port, with apartments close to the sand. Both are about 20 km by road from Tenerife Sur.
Puerto de la Cruz is the north's older resort town: greener and cooler, with a historic centre, black-sand beaches and the Lago Martiánez pools. It is the natural base for the Teide National Park from the north side.
Santa Cruz, the capital, and San Cristóbal de La Laguna, the UNESCO-listed university city above it, are working cities close to Tenerife Norte. They suit city stays and long stays more than beach holidays. Garachico and the north-west coast are quieter still, small historic towns and rural houses near the Teno massif.
Staying with a rental car
Distances decide more than anything. By road, Tenerife Sur to Santa Cruz is about 66 km and to Puerto de la Cruz about 98 km, while Tenerife Norte to Costa Adeje is about 85 km. Pick the airport that matches the area, or budget the drive.
Parking is uneven. Local press reported in July 2026 a shortage around the port, centre and beaches of Los Cristianos, where the existing underground car park has just over 100 spaces. In La Laguna the old town is pedestrian, with vehicle access only to load between 09:00 and 11:00. Santa Cruz is drafting a new regulated-parking ordinance, and whether it is in force was not verified as of September 2026. For Costa Adeje and Puerto de la Cruz no official parking source was found, so ask the host whether a space comes with the booking.

What the tourist tax and registration rules mean for a guest
No accommodation tourist tax in Tenerife was found as of September 2026. Press reports describe Mogán, in Gran Canaria, as the only Canary municipality with one. No official statement that Tenerife has none was found, so this is reported, not confirmed.
The registration rules matter more. Under Canary Islands Ley 6/2025, in force since 13 December 2025, a holiday home's regional register number must be included in any advert, and advertising without it is an infringement. A listing with no number deserves a question before paying.
Ley 7/2026, in force since 15 August 2026, added two rules a guest will notice. A residential home let for 31 days or less, or advertised through a tourist channel, is presumed tourist lodging unless shown otherwise, and a lease of that length must state why the tenant needs temporary housing. A home newly declared for tourist use must also say in its advertising when the access road is unpaved or the last stretch has to be walked.
At national level, Real Decreto 1312/2024 set up a single rental register with effects from 1 July 2025. The Supreme Court largely annulled that national registration procedure in May 2026. Regional registers, including the Canary one, still apply, and whether a national number must still appear on a listing is unsettled as of September 2026.
At check-in, expect to give passport or ID details. Real Decreto 933/2021 requires every guest over 14 to sign a registration form, and hosts of tourist apartments must collect it.
When to book what
Book the area once the flight is fixed, since the airport sets the drive. If a Teide summit walk is part of the plan, the permit for the last path to the crater costs EUR 15 for non-residents since 19 January 2026, and the park's booking page opens dates up to 56 days ahead. The walk down the Barranco de Masca has its own fee and a compulsory shuttle from Santiago del Teide.

Is it better to stay in the north or the south of Tenerife?
The south, around Costa Adeje and Los Cristianos, has the resort beaches and is about 20 km from Tenerife Sur. The north has Puerto de la Cruz, Santa Cruz and La Laguna, greener and cooler, closer to Tenerife Norte. Choose by airport and by whether the trip is beaches or towns and walking.
Is parking easy in Los Cristianos?
Not easily: local press reported in July 2026 a shortage around the port, centre and beaches, and the council's new car parks are still planned. A booking that includes a parking space is worth asking for.
Can a car drive into La Laguna's old town?
Only to load and unload between 09:00 and 11:00, for one hour at most. The streets are pedestrian, so plan on a car park outside the old town.
Will the host ask for a passport?
Yes. Spanish law requires every guest over 14 to sign a registration form with ID details, and tourist apartment hosts must collect it.
Does Tenerife charge a tourist tax?
None was found as of September 2026, based on press reports that only Mogán, in Gran Canaria, charges one in the Canary Islands. No official confirmation was found.
