A month in Tenerife
Since August 2026 Canary law draws its line at 31 days. A month in Tenerife is either a stay in a registered holiday home or a seasonal lease that states why the tenant needs temporary housing, and the deposit and the paperwork follow from which one it is.

What a month costs to set up
No official statistic on monthly rents or holiday-home prices for Tenerife was found, so this guide gives no figures. What can be said is where the costs sit. A booking on a platform is a tourist stay: the platform shows the price and its own terms. A direct seasonal contract that states the tenant's reason for a temporary stay is a lease, and under the Spanish lease law the legal cash deposit for a seasonal lease is two months' rent.
Whether the Canary indirect tax, IGIC, is added to a month-long stay was not verified as of September 2026, and neither were typical arrangements for utilities. Ask what the price includes before paying.
The areas that suit a month

Santa Cruz and La Laguna work all year: shops, markets, services and Tenerife Norte close by, with La Laguna's pedestrian old town for evenings on foot. Los Cristianos puts town services next to the beach and is a common choice for longer and winter stays. Puerto de la Cruz is the established town of the north, a good base for walking and the Teide National Park.
Costa Adeje has plenty of apartments, but it is a resort strip first. Garachico and the north-west coast suit a slow month with a car and not much need for a town.
The paperwork
Every guest over 14 gives ID details at check-in under Real Decreto 933/2021, whatever the length of stay.
Visitors from outside the EU can stay up to 90 days in any 180-day period in the Schengen area, and the UK government notes that border checks may ask for a hotel booking or proof of address. The EU Entry/Exit System has been fully operational since 10 April 2026, so non-EU travellers are registered at the border.
EU and EEA citizens staying longer than three months must register in person with the Registro Central de Extranjeros, at the provincial foreigners' office or a police station, within three months of entry.
What platforms and the law call a long stay
Ley 7/2026, published on 14 August 2026 and in force the next day, added two articles to the Canary holiday-home law. Unless shown otherwise, a residential home let for a continuous 31 days or less, or advertised through a tourist channel, is presumed tourist lodging. A lease of that length must state why the tenant needs temporary housing and how that fits the planned length; the landlord must ask, and if the contract leaves it out, the let counts as a tourist let.
The national lease law sets the two forms a month can take. A lease for a permanent home falls under article 2; a seasonal lease, for a summer or any other season, falls under article 3.2. Holiday homes marketed through tourist channels under a tourism regime are outside the lease law, so a month in a registered holiday home is a tourist stay under Canary law, and a direct month-long contract is a seasonal lease only when it states the reason for the temporary stay. Canary law defines a usual residence as a home occupied for more than 183 days a year, so a month is a temporary stay by any reading.
The national rental register rules count seasonal leases as short-term rentals too. How each platform labels and filters month-long stays could not be verified from the platforms' own pages, so this guide does not name their filters. A booking of 31 nights or less through a platform is presumed tourist lodging under the new rule, so the home should carry a Canary register number in its advert; how the rule will be enforced on platform listings was not verified as of September 2026.
Pitfalls
A holiday home without a Canary register number in its advert. Ley 6/2025 requires the number in every advert, and advertising without it is an infringement.
Treating the national registration number as the test. The Supreme Court largely annulled the national procedure in May 2026, and whether a national number must still appear on a listing is unsettled as of September 2026. The Canary register number is the one the regional law requires.
A direct lease of 31 days or less that does not state the reason for the temporary stay. Under Ley 7/2026 it counts as a tourist let.
Counting days wrong. The 90 days in 180 rule counts every day in the Schengen area, not just in Spain.
Paying a deposit without a contract that says which regime applies. Only a seasonal lease carries the legal two-month deposit.
Questions
Is a one-month rental in Tenerife a holiday let or a lease?
Either, depending on the contract. Since 15 August 2026 a let of 31 days or less is presumed a tourist let unless the lease states why the tenant needs temporary housing. With that reason in writing, it is a seasonal lease under article 3.2 of the Spanish lease law; a registered holiday home booked for a month is a tourist stay.
How much deposit can a landlord ask for a monthly lease?
For a seasonal lease the legal cash deposit is two months' rent; for a lease of a permanent home it is one month. A platform booking is not a lease, so its own terms apply instead.
Is there a tourist tax on a month in Tenerife?
No accommodation tourist tax in Tenerife was found as of September 2026, based on press reports. Whether IGIC is added to a monthly stay was not verified.
How long can a non-EU visitor stay?
Up to 90 days in any 180-day period across the Schengen area. The EU Entry/Exit System has been fully operational since 10 April 2026.
