A month in Preveza and Lefkada

A month in Preveza or Lefkada is still a short-term rental under Greek rules, which draw the line at 60 days per contract. The towns suit a long stay better than the beach resorts, and the car matters more than in a city.

What a month means legally and for tax

A let of under 60 days per contract, with only lodging and bedding, is a short-term rental. A 30-night stay therefore needs a host with an AMA number and pays the climate fee every night. From 60 days without extra services the let is an ordinary lease instead.

At the short-term rental rate the climate fee adds EUR 240 to 30 nights in October and EUR 60 to 30 nights in November; a detached house over 80 m2 pays EUR 15 and EUR 4 a night, EUR 450 and EUR 120 for 30 nights. For a stay that runs across two months with different amounts, the host issues the fee receipt month by month.

The municipal visitors' fee of 0.5% applies to stays under six months with hotels and professional hosts, so it covers a month too. Private hosts who let one or two properties do not charge it.

The areas that suit a month

Preveza town and Lefkada Town are the two places in this area with the shops and services of a town. Preveza is about 7 km from the airport by road, and Lefkada Town about 22 km, on the island side of the causeway.

Nydri, Agios Nikitas, Vasiliki and Parga are resorts. No official source on which businesses stay open outside summer was found, so for a month in spring or autumn ask the host what is open nearby.

For a month with a car, ask about parking in writing. No parking rules were found for Preveza town, Lefkada Town or the Lefkada resorts, and Parga's free school-yard parking runs only in summer, on holidays and at weekends.

Paperwork and entry limits

Visitors from outside the EU without a visa can stay up to 90 days in any 180-day period in the Schengen area, Greece included; the UK government says this for British citizens and the US State Department for US citizens. The EU Entry/Exit System has registered non-EU visitors at the external border since it became fully operational on 10 April 2026. The 90 days count across every Schengen country, not Greece alone.

British passports must be issued less than 10 years before arrival and expire at least 3 months after leaving the Schengen area. EU citizens staying longer than three months may be required to register their residence, according to the EU's Your Europe portal. The Greek rules for longer non-EU stays are not covered here.

What platforms call a long stay

Airbnb calls 28 nights or more a monthly stay. The first month is charged up front and released to the host 24 hours after check-in, and later months are charged 10 days before each period. A long-term cancellation policy applies, and once the stay has started the following month is non-refundable.

The Greek rules draw no line at 28 or 30 nights. Up to 59 nights the let remains a short-term rental with the fee and the AMA; from 60 nights, without extra services, it is a lease.

Pitfalls

A listing with no AMA. Every short-term rental in Greece must show the 11-digit number, or a ΕΣΛ or ΜΑΓ number for a licensed property.

Forgetting the fee on a long stay. A month under 60 nights still pays the climate fee per night, EUR 8 from April to October in a short-term rental.

Counting the drive from the airport as short. Vasiliki is about 59 km by road and Parga about 65 km.

Counting Schengen days in Greece only. The 90 in 180 rule counts every day in the Schengen area.

Cancelling mid-stay on Airbnb. Once a monthly stay has started, the following month is non-refundable.
