A month in Pisa

Italian law calls a home let for up to 30 days a short let (locazione breve), and Pisa's tourist tax covers such lets. A short let carries a national identification code, the CIN, on every listing and outside the building, and the host registers each guest with the police within 24 hours.

A lease of a home for more than 30 days in a year must be registered with the Agenzia delle Entrate within 30 days of signing, and a lease that should be registered and is not is void. A holiday month is a tourist let under the Civil Code. A transitory lease, up to 18 months, is for a documented need such as work or study, uses a standard form, and becomes an ordinary long lease if those rules are not met.

The tax stops after 5 consecutive nights from the seventh day before Easter to the first Sunday of November, and after 3 in the rest of the year. A month in a holiday let at EUR 2.50 a night therefore comes to EUR 12.50 per person between the seventh day before Easter and the first Sunday of November, and EUR 7.50 in the rest of the year, with no age exemption in the regulation.

Sant'Antonio and the station suit a month for the trains and the shops of Corso Italia, and Porta a Lucca for a quieter base outside the ZTL. Marina di Pisa and Tirrenia suit a month by the sea, with free street parking outside 1 June to 15 September. Santa Maria and Borgo Stretto are the busiest. This ranking is editorial.

With a car, the Via Cammeo and Via Piave garages sell a monthly pass for EUR 150 and are open 24 hours. Pisamo, the city's parking company, also sells monthly blue-bay passes online and at its counter on Via Cesare Battisti; the page read gives no visitor price, so ask there. In Porta a Lucca, check the Pisa SC home fixtures: the stadium ZTL closes the district's streets from two hours before kick-off.

Deposit: for a home let as a dwelling, the deposit may not exceed three months' rent under article 11 of Law 392/1978. Whether that cap binds a holiday let under the Civil Code is unverified as of September 2026, so agree the deposit in writing.

Every guest shows an identity document or passport at check-in, and the host registers them with the police. A landlord who houses a non-EU national notifies the police within 48 hours with the passport details.

EU citizens staying more than three months register with the comune's registry office, with proof of work, study, or enough money and health cover. Visitors from outside the EU may stay 90 days in any 180 across the Schengen area, and the EU Entry/Exit System has registered their short stays since 10 April 2026.

Vrbo's monthly-stays page, as archived in June 2026, describes stays of 28 nights or more and says select homes offer a discount for them. Agoda lets partners offer long-stay promotions on bookings of more than 28 days and permits stays of up to 90 days.

The platform label does not settle the legal status. Up to 30 days, check the CIN; beyond 30 days, ask for a written lease and its registration.
