A month in Madrid

Madrid's tourist-flat decree sets no maximum stay, so a month can be a booking of a registered flat or a seasonal lease. The choice decides the paperwork and the deposit.

What a month means legally here

The Comunidad de Madrid defines a tourist flat as a whole home let, furnished and ready to use, through tourist channels and without permanent residence for the guest. Its decree counts stays by the day, the week or the month for pricing and sets no maximum length. A month in a registered tourist flat is therefore a tourist stay, with the plaque, the 24-hour phone and the complaint forms that go with it.

The other route is a seasonal lease. A furnished let for a season is a lease for a use other than housing under article 3.2 of Spain's urban leases law, and its legal deposit is two months' rent under article 36.1.

Supply in the centre is tight. Plan RESIDE, approved in August 2025, bans scattered tourist flats in residential buildings inside the historic centre, and in August 2025 the city counted 1,293 licensed tourist flats. No tourist tax was found in force in Madrid.

The areas that suit a month

Chamberí suits a month best: residential streets, squares such as Olavide and local markets. Salamanca offers shops and quieter nights, and Retiro puts the park on the doorstep. Sol, Las Letras, Malasaña and Chueca are lively for a week and loud for a month. This ranking is editorial.

With a car, a month needs a plan. Where the SER applies, visitors get 4 hours in a blue bay and 2 hours in a green one, then must leave the barrio for an hour, so the street is not a daily answer. The city's long-stay bays, at EUR 0.50 an hour with one ticket for the 12 hours of service, sit near the Paseo del Rey, the Parque del Oeste and the Cuesta de la Vega. Car park prices and monthly passes were not checked, so ask the host about a space.

The paperwork

Deposit: two months' rent for a seasonal lease under article 36.1 of the lease law. A booking of a registered tourist flat is not a lease; the platform's or the operator's terms apply.

Before paying for a tourist flat, ask for its entry in the Registro de Empresas Turísticas, and check on arrival for the official plaque at the door. The decree also obliges the operator to give, before the booking, information on accessibility, emergency phones, pets, smoking, waste separation and the city's noise rules.

Every lodging records guest identity data under Real Decreto 933/2021, and the Madrid decree also requires tourist-flat operators to pass guest information to the police.

EU citizens staying longer than three months must register in person at the provincial foreigners' office or a police station within three months of entry.

Visitors from outside the EU are limited to 90 days in any 180-day period across the Schengen area; longer stays follow national visa procedures. The EU Entry/Exit System, which registers non-EU nationals on short stays in 29 European countries, has been fully operational since 10 April 2026.

What platforms call long stays

Vrbo's monthly-stays page, as archived in June 2026, describes stays of 28 nights or more and says select homes offer a discount for them. Agoda lets partners create long-stay promotions for bookings of more than 28 days and permits stays of up to 90 days. How Expedia filters long stays could not be verified.

In Madrid the platform label does not settle the contract. A registered tourist flat can host a month as a tourist stay; a seasonal lease is a separate contract with its own deposit.

Pitfalls
