The rules for a month in a flat
A flat let for up to 100 days in one contract falls under Law 7464 on tourism rentals, whatever the reason for the stay. It needs a Ministry of Culture and Tourism permit, a plaque at the entrance and the permit number in the listing, and the host registers each guest with the police. The contract ends on the date it states.
A single contract of more than 100 days is an ordinary lease under the Code of Obligations, which caps a residential deposit at three months' rent and has the tenant pay heating, lighting and water unless the contract or local custom says otherwise. Its rules for homes do not cover property let for temporary use for six months or less, so on a furnished flat for a month the deposit and the bills follow the contract. The law also fines a landlord TRY 1,000,000 for letting the same home more than four times within a year on contracts of over 100 days each.
The areas that suit a month
Kocasinan, north of Cumhuriyet Meydanı, has the Kurşunlu car park, which the company lists as open on Sundays, and a regional street meter subscription. Its railway station is about 2 km from the square and about 6.5 km from the airport by road.
Talas, about 9 km from the centre by road, suits a month with the car always at hand, provided the flat has its own parking: no municipal car park is listed there. The city centre suits a month on foot, with the multi-storey car parks closed at night and on Sundays.
Parking a car for a month
Kayseri Ulaşım sells monthly subscriptions at its car parks: TRY 1,350 at Kurşunlu, Mimarsinan and Gür, TRY 1,000 at Hunat, Bedesten, Kiçikapı and Tacettin. In the multi-storeys these are daytime subscriptions; a fixed space that includes nights costs 50% more, so TRY 2,025 at Kurşunlu. Subscriptions are sold at the closed car park ticket offices.
For the street, a general meter subscription costs TRY 2,000 a month and a regional one, for the Cami Kebir or Kocasinan zones, TRY 1,650. Subscriptions are not valid on Bankalar Caddesi or in the Vatan, Gürcü, Millet and Şekerciler areas. These are the rates the company published when checked in October 2026; the page carries no date.
The paperwork
Ordinary passports of the United States and the United Kingdom allow 90 days in any 180 without a visa, according to the Ministry of Foreign Affairs. The EU passports on the ministry's list are visa-free for up to 90 days, on terms that differ by country, while passports of the Republic of Cyprus need a visa obtained in advance. The passport must be valid for at least 60 days beyond the permitted stay, apart from the nationalities the ministry exempts.
A stay beyond 90 days needs a residence permit. Law 6458 allows a short-term permit for tourism for up to two years at a time and asks for an address in Turkey; first applications go through the e-İkamet system.
What platforms call a long stay
Airbnb applies a long-term cancellation policy to stays of 28 nights or longer, charges a first month payment and collects the rest in monthly installments. If the guest cancels after the stay has started, the following month is not refunded. How other platforms label long stays was not checked.
Pitfalls
A listing without a permit number. Law 7464 fines hosts and platforms for unpermitted flats, and a permitted host who does not hand over the flat as agreed is fined and must refund within 15 days.
A daytime subscription for a car that sleeps in the car park. Ask for the fixed space subscription, which includes nights.
The tax line. Hotels add the 1% accommodation tax in 2026; whether a flat host adds it was not confirmed, so ask for the full price in writing.
Staying past 90 days on a visa exemption without applying for a residence permit.
