A month in Kavala
A month in Kavala is still a short-term rental under Greek rules, which draw the line at 60 days per contract. With a car, the choice of area turns on parking: the old town bars visitors' cars and the centre allows 3 hours.

What a month means legally and for tax
A let of under 60 days per contract, with only lodging and bedding, is a short-term rental. A 30-night stay therefore needs a host with an AMA number and pays the climate fee every night. From 60 days without extra services the let is an ordinary lease instead.
At the short-term rental rate the climate fee adds EUR 240 to 30 nights in October and EUR 60 to 30 nights in November; a detached house over 80 m2 pays EUR 15 and EUR 4 a night. For a stay that runs across two months with different amounts, the host issues the fee receipt month by month.
With a hotel or a professional host the visitors' fee of 0.5% applies to stays under six months, so it covers a month too, and the law has the host show it on the receipt. Private hosts who let one or two properties do not charge it.
The areas that suit a month

The centre and Kalamitsa are the city: shops and services all year, the harbour, and the beach about 4 km from Eleftherias Square. Panagia suits a month on foot, but only without a car parked on the peninsula.
Nea Peramos and Keramoti are resort towns, each with a Blue Flag beach for 2026; Keramoti is also about 12 km from the airport and has the ferry to Limenas on Thasos. No official source on which businesses stay open outside summer was found, so for a month in spring or autumn ask the host what is open nearby.
Parking for a month
In the controlled zone of the centre a visitor can park 3 hours at a time, and resident cards go only to permanent residents of the zone, so a car cannot stay on the street there for days. On the Panagia peninsula visitors may not park at all, and the regulation lets guests of rented apartments only load and unload. Outside the zone and in the resort towns no rules were found.
For a month with a car, ask the host in writing whether a private space comes with the flat, and where it is.
Paperwork and entry limits
Visitors from outside the EU without a visa can stay up to 90 days in any 180-day period in the Schengen area, Greece included; the UK government says this for British citizens and the US State Department for US citizens. The EU Entry/Exit System has registered non-EU visitors at the external border since it became fully operational on 10 April 2026, and the 90 days count across every Schengen country.
British passports must be issued less than 10 years before arrival and expire at least 3 months after leaving the Schengen area. EU citizens staying longer than three months may be required to register their residence, according to the EU's Your Europe portal. The Greek rules for longer non-EU stays are not covered here.
What platforms call a long stay, and the pitfalls
Airbnb calls 28 nights or more a monthly stay. The first month is charged up front and released to the host 24 hours after check-in, later months 10 days before each period, and once the stay has started the following month is non-refundable. The Greek rules draw no line at 28 or 30 nights: up to 59 nights the let remains a short-term rental with the fee and the AMA.
Booking a flat in Panagia and expecting to park outside the door. Booking in the centre without a private space. A listing with no AMA. Forgetting the climate fee, which applies to every night of a month under 60 nights.
