A month in Kalamata

Greek rules draw the line for a long stay at 60 days per contract, so a month in Kalamata is still a short-term rental. The city has services all year; the villages of the Mani and the peninsula are much smaller.

What a month means legally and for tax

A let of under 60 days per contract, with only lodging and bedding, is a short-term rental. A 30-night stay therefore needs a host with an AMA number and pays the climate fee every night. From 60 days without extra services the let is an ordinary lease instead.

At the short-term rental rate the climate fee adds EUR 240 to 30 nights in October and EUR 60 to 30 nights in November; a detached house over 80 m2 pays EUR 15 and EUR 4 a night. For a stay that runs across two months with different amounts, the host issues the fee receipt month by month.

With a hotel or a professional host the visitors' fee applies to stays under six months, so it covers a month: 0.5% in Kalamata and West Mani, 0.75% in Pylos-Nestoras. Private hosts who let one or two properties do not charge it.

The areas that suit a month

Kalamata is the second city of the Peloponnese, with shops and services all year and the airport about 10 km away. The centre and the Navarinou seafront are about 2 km apart, so a month can combine the city and the beach. Kalamata holds five Blue Flags for 2026, from Kordia on the west side of the city to Anastasi on the east.

Kardamyli, Stoupa, Koroni, Methoni and Pylos are villages and small towns. No official source on which businesses stay open outside summer was found; for a month in spring or autumn, ask the host what is open nearby.

With a car, the Nedontas car parks in Kalamata run around the clock every day; their tariff and any monthly rate were not found. Ask the host in writing whether the flat comes with a space.

Paperwork and entry limits

Visitors from outside the EU without a visa can stay up to 90 days in any 180-day period in the Schengen area, Greece included; the UK government says this for British citizens and the US State Department for US citizens. The EU Entry/Exit System has registered non-EU visitors at the external border since it became fully operational on 10 April 2026, and the 90 days count across every Schengen country.

British passports must be issued less than 10 years before arrival and expire at least 3 months after leaving the Schengen area. EU citizens staying longer than three months may be required to register their residence, according to the EU's Your Europe portal. The Greek rules for longer non-EU stays are not covered here.

What platforms call a long stay

Airbnb calls 28 nights or more a monthly stay. The first month is charged up front and released to the host 24 hours after check-in, and later months are charged 10 days before each period. A long-term cancellation policy applies, and once the stay has started the following month is non-refundable.

The Greek rules draw no line at 28 or 30 nights. Up to 59 nights the let remains a short-term rental with the fee and the AMA; from 60 nights, without extra services, it is a lease.

Pitfalls

A listing with no AMA. Every short-term rental must show the 11-digit number, or a ΕΣΛ or ΜΑΓ number for a licensed property.

Assuming one fee for the whole region. The visitors' fee is 0.75% in Pylos, Methoni and Koroni and 0.5% in Kalamata and West Mani.

Underestimating the drives. Methoni is about 61 km from Kalamata by road, and the routing estimate is about an hour and a half.

Counting Schengen days in Greece only, or cancelling mid-stay on Airbnb, where the following month becomes non-refundable once the stay has started.
