A month in Izmir

Law 7464 covers every letting of a home for up to 100 days, whatever the purpose, so a month in a flat needs a Ministry of Culture and Tourism permit, a plaque at the entrance and the permit number in the listing. The contract ends on the date it states.

A contract of more than 100 days is an ordinary lease under the Code of Obligations. The Code caps a deposit on a home at three months' rent and puts heating, lighting and water on the tenant unless the contract says otherwise, but those rules do not cover holiday property let for six months or less. The law also fines a landlord 1,000,000 TL for letting the same home more than four times within a year on contracts of over 100 days each.

Alsancak suits a central month on foot, along the Kordon and about 4 km from Konak Square by road. Karşıyaka and Bostanlı, on the north shore, suit a residential month, with city ferries from their piers across the bay. Konak suits shorter stays by the bazaar, and Çeşme, Alaçatı and Selçuk work as holiday bases.

The municipal tariff of February 2026 lists monthly subscriptions: 3,000 TL at the Bostanlı multi-storey car park, 4,000 TL for open-air roadside parking, 5,000 TL at Karşıyaka Anayasa and 7,500 TL at the Konak, Alsancak and Kültürpark car parks. The tariff does not say who may buy them, so ask at the car park before the month starts.

For drives across the bay, the İzdeniz car ferry between Bostanlı and Üçkuyular costs 240 TL for a car, or 200 TL on weekday off-peak sailings. From the airport, Alsancak is about 21 km by road and Bostanlı about 31 km.

Ordinary passports of the United States, the United Kingdom and Canada allow 90 days in any 180 without a visa, according to the Ministry of Foreign Affairs. Some other nationalities need an e-Visa from evisa.gov.tr, which covers tourism and commerce only, and the passport must be valid for at least 60 days beyond the permitted stay, apart from the nationalities the ministry exempts.

A stay beyond 90 days needs a residence permit. Law 6458 allows a short-term permit for tourism for up to two years at a time and asks for an address in Turkey; first applications go through the e-İkamet system.

At check-in the host records the passport and reports it to the police, as a hotel does.

Airbnb calls 28 nights or more a monthly stay. It charges the first month up front, releases it to the host 24 hours after check-in and charges later months 10 days before each period. A long-term cancellation policy applies, and cancelling after the stay has begun costs the following month. How other platforms label long stays was not checked.

A listing without a permit number. Law 7464 fines platforms that keep an unpermitted flat online after a Ministry warning, and a permitted host who does not hand over the flat as agreed is fined and must return the payment within 15 days or face a larger fine.

No word on parking. The regulation makes the host state whether parking comes with the flat; if the listing is silent, ask before paying, and compare with the municipal monthly rates.
