A month in Gran Canaria

A month in Gran Canaria is either a long holiday-home booking or a seasonal lease, and since August 2026 Canary law presumes a let of 31 days or less is a tourist let unless the lease states why. The platform rules, the deposit and the paperwork follow from which of the two it is.

What a month costs to set up

No official statistic on monthly rents in Gran Canaria was found, so this guide gives no figures. What is known is how the money moves. On Airbnb, a stay of 28 nights or more is a monthly stay: the first month is charged up front and held until 24 hours after check-in, and later months are charged 10 days before each period starts.

A direct seasonal contract that states the tenant's reason for a temporary stay is a lease, and the Spanish lease law sets its legal cash deposit at two months' rent. In Mogán, add EUR 0.15 per person per night for as long as the council keeps collecting its tourist charge. No source on how utilities such as electricity are handled was found, so ask before paying.

The areas that suit a month

Las Canteras and Vegueta and Triana suit a month of city life with the shortest airport run. Plan a garage, because the blue and green zones do not allow long street parking for non-residents.

Playa del Inglés and Maspalomas suit a month in the sun, and street parking there has been unregulated since 2020. Puerto de Mogán and Agaete suit a quieter month, the first with the tourist charge, the second with a car essential.

The paperwork

The host records ID, address, contact and payment details for every traveller under Real Decreto 933/2021, and every guest over 14 signs the entry form, whatever the length of stay.

Visitors from outside the EU may stay up to 90 days in any 180-day period in the Schengen area, and days in other Schengen countries count towards it. The EU Entry/Exit System has been fully operational since 10 April 2026, so non-EU travellers are registered at the border.

EU citizens staying longer than three months must apply in person to the Registro Central de Extranjeros within three months of entry, at the provincial foreigners' office or a police station. Whether a one-month tenant is expected to join the municipal register was not verified.

What platforms and the law call a long stay

Airbnb calls 28 nights or more a monthly stay and applies firm or strict long-term cancellation rules to it: after check-in, cancelling makes the following month non-refundable. The names other platforms use for long stays could not be verified.

Canary law draws its line at 31 days. Ley 7/2026, published on 14 August 2026 and in force the next day, added two articles to Ley 6/2025: unless shown otherwise, a residential home let for a continuous 31 days or less, or advertised through a tourist channel, is presumed tourist lodging. A lease of that length must state why the tenant needs temporary housing and how that fits the planned length; the landlord must ask, and if the contract leaves it out, the let counts as a tourist let.

A month in a flat is therefore either a stay in a registered holiday home, which is outside the lease law and counts as a tourist stay under Ley 6/2025, or a seasonal lease with that reason in writing, a lease for a use other than housing under article 3 of the lease law. A 28 to 31 night platform booking is presumed tourist lodging, so the home should carry a Canary register number in its advert; how the rule will be enforced on platform listings was not verified as of September 2026. Ley 6/2025 defines a usual residence as a home occupied for more than 183 days a year, so a month is a temporary stay by any reading.

Pitfalls

Relying on the national registration number. The Supreme Court largely annulled the national procedure in May 2026, and whether the number must still appear on a listing is unsettled as of September 2026.

A direct lease of 31 days or less that does not state the reason for the temporary stay. Under Ley 7/2026 it counts as a tourist let.

Cancelling after check-in on a monthly booking. On Airbnb the following month becomes non-refundable.

Losing count of Schengen days. Days spent elsewhere in the Schengen area in the previous 180 count too.

Booking a flat for more people than it is licensed for. Ley 6/2025 limits how many people may stay at once in a tourist-use flat inside a residential building, and treats housing 150% or more of the permitted capacity as a serious risk. The operative cap was not verified, so check the listing's stated capacity.

Questions

Is a one-month rental in Gran Canaria a holiday let or a lease?

Either, depending on the contract. Since 15 August 2026 a let of 31 days or less is presumed a tourist let unless the lease states why the tenant needs temporary housing. With that reason in writing, it is a seasonal lease under article 3 of the lease law; a registered holiday home booked for a month is a tourist stay.

In the south, Playa del Inglés or Maspalomas, where street parking has been unregulated since 2020. In Las Palmas, only with a garage space.
