A month in Genoa
A month in Genoa is taxed for eight nights and parked for thirty. The flat is the easy part; where the car sits is not.

What a month means legally here
Italian law calls a home let for up to 30 days a short let. It carries a national identification code, the CIN, outside the building and in every listing, and the host registers each guest with the police within 24 hours of arrival.
A lease of a home for more than 30 days in a year must be registered with the Agenzia delle Entrate within 30 days of signing, and a lease that should be registered and is not is void. A holiday month is a tourist let under the Civil Code. A transitory lease, up to 18 months, is for a documented need such as work or study and uses a standard form; if the need is missing or the form is wrong, the law turns it into an ordinary long lease.
The tax stops after eight consecutive nights in the same property. A month in a three-star hotel therefore costs EUR 24.00 per person in tax, a month in a furnished tourist flat EUR 40.00, and EUR 32.00 in the Media Val Bisagno, Val Polcevera and Medio Ponente municipi where the flat rate is EUR 4.00.
The areas that suit a month

Carignano, Foce and Albaro are the three inner districts with ordinary flats, shops and a short walk or a bus into the centre, and none of them sits inside the Centro Storico zone. Sampierdarena is cheaper again and the quickest to leave the city from. Nervi suits a slow month by the sea with a train into town. The Centro storico itself gives the best walk and the hardest car. This ranking is editorial.
Parking is the number to work out before signing. Blue bays are charged on weekdays from 08:00 to 20:00, and the free residents’ sticker goes with residence in the zone, so a visitor pays the hourly tariff every working day: EUR 1.30 for the first hour and EUR 2.00 from the third in the first band, EUR 1.10 and EUR 1.50 in the second, a flat EUR 1.00 in the third. The Isole Azzurre bays are pay-only whoever is parking.
A flat inside the Centro Storico or Molo zone needs an answer in writing about the car. The permit list names users of a property or a parking space in the zone and clients of particular economic activities; the page does not define the second, and a long-stay tenant is not a resident on the register.
The paperwork
Deposit: for a home let as a dwelling the deposit may not exceed three months’ rent under article 11 of Law 392/1978. Whether that cap binds a holiday let governed by the Civil Code is unverified as of September 2026, so agree the deposit in writing.
Every guest shows an identity document or passport at check-in, children included, and the host registers them with the police. A key box with a code sent after an identity-document upload, with no in-person or video check, is the practice the 2024 circular rejects.
EU citizens staying more than three months register with the comune’s registry office, with proof of work, study, or enough money and health cover. A landlord who houses a non-EU national notifies the police within 48 hours with the passport details. Visitors from outside the EU, including the United Kingdom and the United States, may stay 90 days in any 180 across the Schengen area, and the EU Entry/Exit System has registered their short stays since 10 April 2026. A non-EU visitor arriving from another Schengen country declares presence to the police headquarters within eight days.
What platforms call long stays
Vrbo’s monthly-stays page, as archived in June 2026, describes stays of 28 nights or more and says select homes offer a discount for them. Agoda lets partners offer long-stay promotions on bookings of more than 28 days and permits stays of up to 90 days.
The platform label does not settle the legal status. Up to 30 days, check the CIN on the listing; beyond 30 days, ask for a written lease and its registration with the Agenzia delle Entrate.
Pitfalls
A listing with no CIN. Every licensed stay must show one.
A lease of more than 30 days that is never registered: it is void, and tenant and landlord share liability for the registration tax.
A deposit above three months’ rent on a lease of a home.
Assuming a long stay brings the residents’ parking sticker: it goes with residence in the Blu Area zone, not with a lease for a month.
Booking a flat inside the old-town zone without asking how the car reaches it, when the zone never opens.
Questions
Is a month in Genoa a short let or a lease?
Up to 30 days a whole flat is a short let with a CIN. Beyond 30 days in a year it is a lease that must be registered with the Agenzia delle Entrate within 30 days.
How much tourist tax is due on a month in Genoa?
Eight nights at most, and only if they are all in the same property. That is EUR 24.00 per person in a three-star hotel and EUR 40.00 in a furnished tourist flat, or EUR 32.00 in the three outer municipi.
Which Genoa areas suit a month with a car?
Carignano, Foce, Albaro and Sampierdarena, none of which is on the comune’s ZTL list, so a car can reach the door at any hour and park in blue bays nearby.
Can a long-stay tenant get a free parking sticker in Genoa?
The free sticker in a Blu Area zone goes to residents and people treated as residents. A visitor on a one-month let pays the hourly tariff, and the Isole Azzurre bays are pay-only in any case.
Do EU citizens need to register for a long stay in Genoa?
Only beyond three months, at the comune’s registry office, with proof of work, study, or sufficient resources and health cover.
