What a month means legally here
Florence's holiday-let rules cover lets of a home for up to 30 days with a tourist purpose. Such a let needs a five-year authorisation, the national CIN on a plate outside and in every listing, and police registration of each guest within 24 hours. In the UNESCO centre and in sub-zones A3 and A4, only flats already in use may be let this way.
Beyond 30 days in a year, a lease of a home must be registered with the Agenzia delle Entrate within 30 days of signing, and a lease that should be registered and is not is void. A holiday month is a tourist let under the Civil Code. A transitory lease, up to 18 months, is for a documented need such as work or study, uses a standard form, and becomes an ordinary long lease if those rules are not met.
The tourist tax applies to lodgings and to homes let for tourist use, for at most 7 consecutive nights. A month in a holiday let at EUR 6.00 a night comes to EUR 42 per person aged 12 or over. The city's tax page says the tax is not due on other kinds of lease.
The areas that suit a month

The Oltrarno, Santa Maria Novella and San Lorenzo, and Campo di Marte suit a month: markets, the station and residential streets. The Duomo and the Signoria are crowded by day. Fiesole suits a month with a car. This ranking is editorial.
With a car, Villa Costanza sells a 30-day pass for EUR 40 and lets cars stay 30 consecutive days at most, with trams every 6 to 8 minutes. The Parterre garage lists monthly passes subject to availability: a 24-hour pass at EUR 180, offered at EUR 130 during the tram works but sold out on 27 September 2026, and a night pass for 20:00 to 08:00 at EUR 70. Blue bays outside the zone are paid by the hour on weekdays.
The paperwork
Deposit: for a home let as a dwelling, the deposit may not exceed three months' rent under article 11 of Law 392/1978. Whether that cap binds a holiday let under the Civil Code is unverified as of September 2026, so agree the deposit in writing.
Every guest shows an identity document or passport at check-in, and the host registers them with the police. A landlord who houses a non-EU national notifies the police within 48 hours with the passport details.
EU citizens staying more than three months register with the comune's registry office, with proof of work, study, or enough money and health cover. Visitors from outside the EU may stay 90 days in any 180 across the Schengen area, and the EU Entry/Exit System has registered their short stays since 10 April 2026.
What platforms call long stays
Vrbo's monthly-stays page, as archived in June 2026, describes stays of 28 nights or more and says select homes offer a discount for them. Agoda lets partners offer long-stay promotions on bookings of more than 28 days and permits stays of up to 90 days.
The platform label does not settle the legal status. Up to 30 days, check the CIN; beyond 30 days, ask for a written lease and its registration.
Pitfalls
A listing with no CIN, or a holiday let in the centre that was not already in use before the freeze.
A lease of more than 30 days that is never registered: it is void.
Driving a car to a holiday flat inside the ZTL: the hotel white list does not name holiday lets.
A deposit above three months' rent on a lease of a home, and miscounting Schengen days.
