A month in Cappadocia

For a month in Cappadocia, Ürgüp and Avanos are the district towns, each with a tourist office, and Avanos is the nearest of the five towns by road to both airports. The law treats a flat or house let for a month as a tourism rental, with a permit.

The rules for a month in a flat or house

A home let for up to 100 days in one contract falls under Law 7464 on tourism rentals, whatever the reason for the stay. It needs a Ministry of Culture and Tourism permit, a plaque at the entrance and the permit number in the listing, and the host registers each guest with the police. The contract ends on the date it states.

A single contract of more than 100 days is an ordinary lease under the Code of Obligations, which caps a residential deposit at three months' rent and has the tenant pay heating, lighting and water unless the contract or local custom says otherwise. Its rules for homes do not cover property let for temporary use for six months or less, so on a furnished house for a month the deposit and the bills follow the contract. The law also fines a landlord TRY 1,000,000 for letting the same home more than four times within a year on contracts of over 100 days each.

The towns that suit a month

Ürgüp, a district town about 10 km from Göreme by road, has a tourist information office and lies about 71 km from Kayseri airport. Avanos, on the Kızılırmak river about 9 km from Göreme, has its own tourist office and is the nearest of the five towns to both airports, about 35 km from Nevşehir Kapadokya and about 69 km from Kayseri.

Göreme suits a month for the sights, about 2 km from the open air museum. Uçhisar and Ortahisar lie 4 to 6 km from Göreme.

A car for a month

No municipal parking rule or tariff was found in the five towns, so the parking terms belong in the rental contract. The regulation on tourism rentals makes the host say in the listing whether parking comes with the home.

The open air museum opens every day from 08:00 to 17:45 and again from 18:00 to 23:00, so a month allows the night opening too. Its page does not give the fee for foreign visitors.

The paperwork

Ordinary passports of the United States and the United Kingdom allow 90 days in any 180 without a visa, according to the Ministry of Foreign Affairs. The EU passports on the ministry's list are visa-free for up to 90 days, on terms that differ by country, while passports of the Republic of Cyprus need a visa obtained in advance. The passport must be valid for at least 60 days beyond the permitted stay, apart from the nationalities the ministry exempts.

A stay beyond 90 days needs a residence permit. Law 6458 allows a short-term permit for tourism for up to two years at a time and asks for an address in Turkey; first applications go through the e-İkamet system.

What platforms call a long stay

Airbnb applies a long-term cancellation policy to stays of 28 nights or longer, charges a first month payment and collects the rest in monthly installments. If the guest cancels after the stay has started, the following month is not refunded. How other platforms label long stays was not checked.

Pitfalls

A listing without a permit number. Law 7464 fines hosts and platforms for unpermitted homes, and a permitted host who does not hand over the home as agreed is fined and must refund within 15 days.

No word on parking. If the listing is silent, ask before paying.

The tax line. Hotels add the 1% accommodation tax in 2026; whether a host of a flat or house adds it was not confirmed, so ask for the full price in writing.

Staying past 90 days on a visa exemption without applying for a residence permit.

How long can a UK or US visitor stay?
