A month in Bergamo

Bergamo charges its tourist tax for five consecutive nights at most, so a month in one flat pays the same tax as five nights. The contract matters more: beyond 30 days, a lease has to be registered or it is void.

What a month means legally here

Italian law calls a home let for 30 days or less by a private owner a short let, a locazione breve. A short let or any tourist let needs the national CIN on the listing and on the building, and the host registers each guest with the police within 24 hours.

Beyond 30 days in a year, the lease must be registered with the Agenzia delle Entrate within 30 days of signing, or of the start date if that comes first. Tenant and landlord are both liable for the registration tax, and national law makes an unregistered lease void. A stay of 31 nights crosses the line, so ask the host how the contract will be registered.

Two contract types fit a month. A tourist let, a locazione per finalità turistiche, is excluded from the core rules of the 1998 lease law, including its minimum terms. A transitory lease, the contratto transitorio, lasts up to 18 months and serves a documented need such as work or study; it must state that need and, above 30 days, attach proof, or it turns into an ordinary long lease.

The areas that suit a month

Città Bassa and Borgo Santa Caterina suit a month: shops, the station and the buses within walking distance. Città Alta suits a week but keeps cars out of the walls, and San Vigilio relies on the funicular or a hill road that closes to visitors on Sundays and holidays. Orio al Serio suits flights more than a month. This ranking is editorial.

With a car, Parking Fara sells a day-and-night monthly contract at EUR 215 and a week at EUR 99. The free interchange car park by the Fiera has 300 spaces on bus line 1, and the Ex Gasometro by the station caps a day at EUR 10.

The paperwork

Deposit: on a residential lease the deposit may not exceed three months' rent, and it earns legal interest for the tenant. Whether that cap reaches a tourist let under the Civil Code is not settled in the texts Quub read, so agree the deposit in writing.

When a landlord houses a national of a country outside the EU, Italian law requires written notice to the police within 48 hours; the host files it. EU citizens staying more than three months register with the registry office, the anagrafe, of the comune where they live.

Visitors from outside the EU may stay 90 days in any 180-day period across the Schengen area, and the EU Entry/Exit System has registered their short stays since 10 April 2026. A longer stay needs a national visa and a residence permit, requested within eight working days of arrival.

Tourist tax on a long stay

Bergamo's tax is 7 percent of the night's price, breakfast included and VAT excluded, capped at EUR 5 per person per night, and it stops after five consecutive nights. A continuous month in one flat therefore costs at most EUR 25 in tax per paying guest. Minors pay nothing, and the tax applies in short-let flats as it does in hotels.

The cap counts consecutive nights. The city's page does not say how it applies when a stay is split between two lodgings, so ask each host.

What platforms call long stays

Vrbo's monthly-stays page, as archived in June 2026, describes stays of 28 nights or more and says select homes offer a discount. Agoda lets partners create long-stay promotions for bookings of more than 28 days, sometimes by invitation, and permits stays of up to 90 days. How Expedia filters long stays could not be verified.

A platform label does not decide the legal status. Up to 30 days a whole flat is a short let; beyond that, ask for a lease registered with the Agenzia delle Entrate.

Pitfalls

A listing with no CIN. The national code must appear in every listing and outside the building.

A lease over 30 days that nobody registers. National law makes it void, and both parties are liable for the registration tax.

Driving up to Città Alta on a Sunday without heading for a car park, or reaching Parking Fara more than 30 minutes after the gate.

Paying a meter through a QR code that ATB does not list.

Miscounting Schengen days, and assuming bills are included; no source on typical practice was found, so ask.
