A month in Barcelona
In Barcelona the line sits at 31 days. Up to that, a whole flat let to visitors is a tourist flat; beyond it, the stay is a seasonal lease with its own contract rules.

What a month means legally here
A tourist flat in Barcelona is a whole flat let for a stay of 31 days or less. A month of up to 31 days in a licensed flat can still be a tourist stay, with the NIRTC number, the tourist tax for the first 7 nights and the licence rules. A longer stay falls outside the definition.
Beyond that line, a furnished let for a season is a lease for a use other than housing under article 3.2 of Spain's urban leases law. Catalonia added its own rule: the housing law approved on 18 December 2025 requires a seasonal contract to include a clause stating its purpose, backed by documents, and it treats rentals for recreational, tourist or holiday use differently from permanent-housing rentals. Press reports say the law came into force at the start of January 2026; its number and whether it caps rents on seasonal contracts in Barcelona could not be confirmed from the official text.
The tourist tax follows the stay, not the calendar: it is charged per person per night for at most 7 nights of a continuous stay in the same establishment. A month in a licensed tourist flat at the April 2026 rate of EUR 9.50 therefore comes to EUR 66.50 per person over 16.
Licensed tourist flats are scheduled to end by November 2028, so month-long supply in the city is set to lean more on seasonal leases.
The areas that suit a month

Gràcia, Sant Antoni and Poblenou suit a month: neighbourhood streets, markets and, in Poblenou, the beach. The Eixample is the pick for transport. The Gòtic and Barceloneta are lively and loud for a long stay. This ranking is editorial.
With a car, the weekday low-emission zone and the usual 2 hour street limit mean a month in the city needs a car park arrangement: B:SM, the city company, sells car park cards for a whole day or several days. The zone runs Monday to Friday, 07:00 to 20:00, and Spanish cars with a 0, ECO, C or B label enter freely. Sitges, outside the city, has a free park and ride.
The paperwork
Deposit: the legal deposit (fianza) for a seasonal lease is two months' rent under article 36.1 of the lease law. A platform booking of a tourist flat is not a lease, so the platform's own terms apply.
Every lodging records guest identity data and sends it to the Interior Ministry under Real Decreto 933/2021, whatever the length of stay.
EU citizens staying longer than three months must register in person at the provincial foreigners' office or a police station within three months of entry.
Visitors from outside the EU are limited to 90 days in any 180-day period across the Schengen area; longer stays need a national visa. The EU Entry/Exit System, which registers non-EU nationals on short stays in 29 European countries, has been fully operational since 10 April 2026.
What platforms call long stays
Vrbo's monthly-stays page, as archived in June 2026, describes stays of 28 nights or more and says select homes offer a discount for them. Agoda lets partners create long-stay promotions, invites some to offer a discount on bookings of more than 28 days, and permits stays of up to 90 days. How Expedia filters long stays could not be verified.
A platform label does not decide the legal status in Barcelona. Up to 31 days in a licensed flat, it is a tourist stay; beyond that, ask for a seasonal contract that states its purpose.
Pitfalls
A whole flat offered for a short stay whose address is missing from the city's lookup. The city calls it illegal.
A seasonal contract with no stated purpose. Catalan law now requires one, backed by documents.
A deposit above two months' rent on a seasonal lease.
Miscounting Schengen days, and assuming bills are included; no reliable source on typical practice was found, so ask.
