With a car, a month in Antalya works best in the city districts on the two beaches, Konyaaltı and Lara. Kaleiçi limits vehicles, and the resorts lie 34 to 68 km from the airport. The law treats a flat let for a month as a tourism rental, with a permit.

The rules for a month in a flat

A flat let for up to 100 days in one contract falls under Law 7464 on tourism rentals, whatever the reason for the stay. It needs a Ministry of Culture and Tourism permit, a plaque at the entrance and the permit number in the listing, and the host registers each guest with the police. The contract ends on the date it states.

A single contract of more than 100 days is an ordinary lease. The Code of Obligations caps a residential deposit at three months' rent and has the tenant pay heating, lighting and water unless the contract or local custom says otherwise. Its rules for homes do not cover holiday property let for six months or less, so on a holiday flat for a month the deposit and the bills follow the contract. The law also fines a landlord 1,000,000 TL for letting the same home more than four times within a year on contracts of over 100 days each.

The areas that suit a month

Konyaaltı, on the long beach west of the city, has apartment blocks behind its promenade and lies about 8 km from Kaleiçi by road. Lara, the beach east of the city, is about 16 km from the airport. Both put a month within reach of the city and the beach. At the Konyaaltı beach park, parking has had no free first hour since March 2025.

Kaleiçi suits a few nights more than a month with a car, because vehicles need an entry permit and none may enter or leave after 14:00. Belek, Kemer and Side are resort areas 34 to 68 km from the airport by road. For a month there, check that the listing is a permitted flat and says where the car goes.

No monthly parking offer was found for Antalya. The street parking tariff reported for 2026 reaches 350 TL for a day, unverified as of September 2026, so a flat with its own parking space is worth filtering for.

The paperwork

Ordinary passports of the United States, the United Kingdom and Canada allow 90 days in any 180 without a visa, according to the Ministry of Foreign Affairs. Some other nationalities need an e-Visa from evisa.gov.tr, which covers tourism and commerce only. The passport must be valid for at least 60 days beyond the permitted stay, apart from the nationalities the ministry exempts.

A stay beyond 90 days needs a residence permit. Law 6458 allows a short-term permit for tourism for up to two years at a time, and asks for an address in Turkey and housing that meets general health and safety standards; first applications go through the e-İkamet system.

At check-in the host records the passport and reports it to the police, as a hotel does.

What platforms call a long stay

Airbnb calls 28 nights or more a monthly stay. It charges the first month up front, releases it to the host 24 hours after check-in and charges later months 10 days before each period. A long-term cancellation policy applies, and cancelling after the stay has begun costs the following month. How other platforms label long stays was not checked.

Pitfalls

A listing without a permit number. Law 7464 fines platforms that keep an unpermitted flat online after a Ministry warning, and a permitted host who does not hand over the flat as agreed is fined and must return the payment within 15 days or face a larger fine.

No word on parking. The regulation makes the host state whether parking comes with the flat; if the listing is silent, ask before paying.
