A month in Vienna
A month in Vienna pays the Ortstaxe on every night, because only stays longer than three months are exempt. It also stays under the two-month mark, so the guest register covers the residence rules and no Meldezettel is needed.

What a month means legally
Austria's Tenancy Act, the Mietrechtsgesetz, does not apply to a flat rented only as a second home for recreation or leisure, and it excludes premises let as part of an accommodation business. A holiday month in a furnished flat therefore rests on the booking terms, not on Austrian rent protection. The Act also excludes a written fixed-term lease of up to six months for a category A or B flat taken as a second home because of a temporary work-related move.
For registration, the Meldegesetz treats guests in an accommodation business separately. A guest is entered in the host's register within 24 hours of arrival. Only a stay longer than two months triggers ordinary residence registration, due by the third day after the two months, and the City of Vienna applies the same rule to private hosts: beyond two months the guest also registers at a Meldeservice with a Meldezettel and a travel document.
EU and EEA citizens can stay three months without further paperwork; to live in Austria longer they need an Anmeldebescheinigung, applied for within four months of entry. Non-EU visitors may stay 90 days in any 180 across the whole Schengen area, and the EU Entry/Exit System has registered them at the external border since 10 April 2026.
The tax on a month
The Ortstaxe exemption for long stays covers only people who stay more than three months without interruption. A month pays the tax on every night: 5 per cent of the price excluding VAT and breakfast for nights from 1 July 2026 to 30 June 2027, and 8 per cent from 1 July 2027. Cleaning fees and platform fees charged to the guest are part of that price, so a monthly quote that shows the tax on the rent alone may be short. The host must make the amount visible.
Checking the listing
Vienna restricts flats let for short stays. In residential zones, regular letting for short stays is not allowed; outside them, since 1 July 2024, letting beyond 90 days a calendar year needs a permit valid for at most five years. Online platforms must report the Vienna accommodation listed with them to the city. Rented flats can carry a sublet ban, council flats may not be sublet at all, and a condominium may need every owner's consent. Before paying a deposit, ask the host whether the flat is let under a permit or as home-sharing within the 90 days, and whether the host collects the Ortstaxe.
The areas and the parking that suit a month

Street parking cannot hold a car for a month. On weekdays the short-stay zone caps every stay at two hours from 9:00 to 22:00, and the Parkpickerl that lifts the cap goes only to residents with their main residence in the district and a car they own, lease or have rented for at least four months. A month at WIPARK's park and ride sites costs EUR 86.20, or EUR 70.80 at Siebenhirten and Liesing with a Wiener Linien annual or semester ticket.
WIPARK, with more than 80 garages, rents spaces by the month on contracts that end at the end of any month with one month's notice, takes a deposit of one month's rent and adds a winter surcharge of 20 per cent from November to March at most sites.
Leopoldstadt, Neubau and Wieden suit a month on foot, each within about 2 km of Stephansplatz, with the Karmelitermarkt, the Spittelberg lanes or the Freihausviertel as the local street. Hietzing suits a car kept at the Hütteldorf park and ride on the U4, about 4 km away by road.
What the platforms call a long stay
Airbnb calls 28 nights or more a monthly stay, charges a first-month payment and then takes the rest in monthly instalments. How other platforms label long stays in Vienna was not verified as of September 2026.
