About Thessaloniki

Thessaloniki's centre runs along the water from the port to the White Tower, with paid street parking limited to four hours per sector. Kalamaria and the beach suburbs across the gulf sit closer to the airport and the roads to Halkidiki.

Airport
Thessaloniki Makedonia (SKG), 13 km south-east of the city in Thermi; about 16 km by road to Aristotelous Square. Buses 1X and 1N run to the centre; the metro does not reach the airport. Source

Registration ban in the centre
From 1 July to 31 December 2026 no property in the 1st Municipal Community of Thessaloniki can be registered as a short-term rental for the first time. Rentals registered earlier continue. Source
Listing number
Every short-term rental must show its 11-digit AMA, the registry number from the tax authority AADE, on every platform and advert. Licensed properties show a 16-digit ΕΣΛ or a 7-digit ΜΑΓ number instead. Source

Metro
Line 1 runs from the new railway station along the centre to Nea Elvetia; since 27 August 2026 a branch serves Kalamaria with five stations: Nomarchia, Kalamaria, Aretsou, Nea Krini and Mikra. Source

Ladadika and Aristotelous Square

The waterfront centre between the port and Aristotelous Square: the old warehouse streets of Ladadika with their bars and tavernas, the markets, and the promenade towards the White Tower. It suits a first visit on foot and nights out.

Kamara and the Rotunda

The streets around the Arch of Galerius and the Rotunda, between Egnatia Street and the university, busy with students and cafes and close to the Agias Sofias and Sintrivani metro stations. It suits a city stay built around the metro and the sights.

Ano Poli

The upper town inside the Byzantine walls, with old houses, steep lanes, the Heptapyrgion fortress and views over the gulf. It suits travellers who want quiet evenings and do not mind hills.

THESi zone C reaches Ano Poli: its boundary follows Akropoleos, Eptapyrgiou and Agrafon streets, so the lower streets are paid parking under the same rules. Higher up no official parking source was found as of September 2026; ask the host.

Kalamaria

A seaside municipality south-east of the centre, with a long waterfront of cafes at Aretsou and Nea Krini and five metro stations since August 2026. It suits a month, families, and drivers heading for the airport or Halkidiki.

No official parking source for Kalamaria was found as of September 2026, so ask the host. Kalamaria is a separate municipality, outside the registration ban on Thessaloniki's 1st Municipal Community.

Perea and Agia Triada

Beach suburbs on the east shore of the Thermaic Gulf, across the water from the city and close to the airport. They suit a summer beach stay with a car, and early or late flights.

Is there a tourist tax in Thessaloniki?

Yes. Greece charges a climate resilience fee per night and per room or property: a short-term rental pays EUR 8 from April to October and EUR 2 from November to March, a detached house over 80 m2 EUR 15 and EUR 4, and hotels EUR 2 to 15 from April to October, by star rating. Hotels and professional hosts in the City of Thessaloniki also add a municipal visitors' fee of 0.75% of the price (council decision 795/2024).
