A month in Tbilisi

No reputable source on monthly rents, deposits or utilities in Tbilisi was found, so this guide gives no figures. The known fixed costs are these. There is no tourist tax. A monthly zonal parking pass costs 300 GEL under the city's parking decision, and whether a rental car already carries the city's general parking fee is a question for the rental company.

On Airbnb, 28 nights or more is a monthly stay: the first month is paid up front and released to the host 24 hours after check-in, and later months are charged 10 days before each period at the price fixed at booking.

Insurance is the other fixed cost: health and accident cover for the whole stay is mandatory, with a minimum of 30,000 GEL according to UK travel advice.

Vake, Vera and Saburtalo are residential and suit a month: Vake with its park and the shops of Ilia Chavchavadze Avenue, Vera close to the centre, Saburtalo newer and further out. Sololaki suits a central month on foot, in old houses a short walk from Freedom Square. The Old Town works better for a short stay than for a month.

With a car, the district decides the parking. Ilia Chavchavadze Avenue and Zakaria Paliashvili Street in Vake, and the streets from Zhvania Square to Beijing Avenue in Saburtalo, were paid zones in 2021. Vera was not on that list, and its status today was not verified. Property owners park free within 100 m of their property; a guest renting a flat does not get that benefit, so ask whether a private space comes with it.

Georgia's Ministry of Foreign Affairs states that citizens of the United States, the United Kingdom and Germany may enter and stay without a visa for one full year; those three were checked one by one. Other nationalities should check the ministry's consular portal. A month sits well inside that year.

Work is the rule to watch. According to UK travel advice, since 1 March 2026 a foreign national who wants to work in Georgia, including working remotely or running a business, needs a work permit, issued for one year for a specific job and employer. Anyone in Georgia for more than 183 days who does paid work is liable for income tax and must tell the Revenue Service.

Whether a visitor inside the visa-free year must register an address was not found either way.

Airbnb calls a reservation of 28 nights or more a monthly stay and applies a long-term cancellation policy to it; depending on the listing, the first payment can be non-refundable. It also notes that listings may show discounted monthly pricing and highlight a kitchen, wifi and a dedicated workspace. How other platforms name long stays was not verified.

Working remotely on a visa-free stay. Since 1 March 2026 that needs a work permit, per UK travel advice.

Arriving without insurance. Proof of cover for the whole stay can be asked for by the airline or the border officer.

Paying by the hour for a car that stays put. Compare the 300 GEL monthly zonal pass with the hourly rate, since the hours when payment applies were not verified, and remember that a car left over 12 hours unpaid in a paid zone can be towed.

Assuming a listing is regulated. No registration number rule for rental listings was found, so the platform's own reviews and terms carry more weight.
