Where to stay in Sydney
Sydney Airport sits 8 km from the CBD, and the six areas in this guide lie between about 11 and 28 km from its international terminal by road. They differ in what is outside the door, from ferries to surf, and in what a car costs to park.

How the areas differ
Circular Quay and The Rocks form the harbour edge of the city centre. The Rocks is a historic area and tourist precinct on the southern shore of Sydney Harbour, and Circular Quay next to it has ferry wharves, bus interchanges and a railway station, with views of the Harbour Bridge and the Opera House. Darling Harbour, west of the CBD, is a recreational, retail and entertainment precinct with pedestrianised public spaces, and Pyrmont beside it is a former industrial waterfront redeveloped for residents and offices.
Surry Hills, immediately south-east of the CBD, has Crown Street with its restaurants, pubs and bars, and Central station at its north-west corner. Bondi Beach, 7 km east of the CBD, is one of the most visited tourist sites in Australia. Manly, 17 km north-east, owes its long run as a tourist destination to its setting on the Pacific Ocean and the ferry to the city.
Parramatta, about 24 km west of the CBD, is the commercial centre of Greater Western Sydney and is often called Sydney's second CBD. It was founded in 1788, the same year as Sydney, as the oldest inland European settlement in Australia.
Staying with a rental car
The City of Sydney meters about a quarter of its on-street parking: AUD 9 an hour in Area 1, which covers the CBD, The Rocks and Barangaroo, and AUD 7 an hour in Area 2, which covers Pyrmont, Ultimo, Surry Hills, Darlinghurst, Woolloomooloo and Potts Point. The rates apply on public holidays, the hours vary by machine and sign, and the meters take coins, Visa, Mastercard and Amex. Some machines in The Rocks and around Darling Harbour belong to Place Management NSW, not the council.
The council's visitor permits go to eligible households only. Hotels, hostels, guesthouses, serviced apartments and flats in residential buildings approved since 2000 (1996 in the former South Sydney council area) are excluded, so ask the hotel or host where the car goes before booking.
At Bondi, Waverley Council runs large metered parking areas on Queen Elizabeth Drive and Park Drive, paid by number plate, and switches those meters off at 7pm; time limits still apply after that. In Manly the council's four parking stations give 2 hours free a day, charge AUD 55 for 5 hours or more and add AUD 5.50 for each night. Parramatta's meters run from AUD 2.60 to 4.70 an hour, with all-day metered spaces between AUD 7.50 and 10.70, paid by card or app.

What the rules mean for a guest
No New South Wales or City of Sydney levy on short stays was found as of September 2026; in October 2025 the City of Sydney council asked for advice on options that include a levy and a 60-day cap. Under ACCC guidance an advertised price must be the total price, taxes and unavoidable fees included, and the ACCC's own example is a serviced apartment's per-person cleaning fee. GST is 10%.
Holiday rentals in houses and flats must be on the NSW short-term rental register, and platforms may not advertise a property without its registration number shown with the listing. Hotels, motels, serviced apartments and bed and breakfasts approved as tourist accommodation do not register. In Greater Sydney a non-hosted rental, where the host does not live on the premises, may be let for at most 180 days in its registration year; bookings of 21 consecutive days or more do not count towards that limit.
Guests are bound by the state's Code of Conduct for short-term rentals: no noise that unreasonably disrupts neighbours, reasonable care of the property, and no keys kept after the stay. A guest recorded on the NSW exclusion register may not stay in any short-term rental in the state. The host must give guests emergency contacts, the Code and any strata by-laws, and a strata building's owners corporation can restrict short-term rentals in flats that are not the host's own home.
When to book what
Start with the entry permission. EU and British citizens can use the free eVisitor and US citizens the ETA, applied for in the Australian ETA app for AUD 20; both must be granted before the flight, and Home Affairs suggests not making travel arrangements until the ETA is granted.
For Manly, dates change the beach parking rate: AUD 10 an hour or AUD 40 a day from 1 October to 30 April, AUD 8 or AUD 35 from 1 May to 30 September. The Manly National car park has no lift access until 23 October 2026. Compare holiday rentals on the total price with the cleaning fee included, and check the registration number on the listing before paying.
