A month in San Juan

No reliable source on monthly rents in San Juan was found, so this guide gives no rent figures. The room tax is known. A house, apartment or villa let for less than 90 days is a short-term rental under Puerto Rico's room tax law and pays 7%, and Airbnb adds that 7%, cleaning fees included, to reservations of 89 nights or fewer. A month in a hotel pays the hotel rate, 9% at the general rate, and no exemption by length of stay was found for hotels.

A San Juan rental of under 90 days also needs a municipal licence, with the licence number in the online listing and a sign inside the unit giving the maximum number of guests and the parking that comes with it. The host must be registered with the Tourism Company and hold a tax number before a platform can list the place.

Ocean Park suits a month in a residential beach district with guest houses, about 6 km (4 miles) from the airport. Miramar suits a month in a historic residential district about 4 km (2.5 miles) from Old San Juan, and Condado a month with restaurants and the free weekday La Línea bus to the old city at the door.

Isla Verde suits a month near the airport, in Carolina rather than San Juan, so San Juan's licence does not apply there; whether Carolina has rules of its own is unverified as of September 2026. Old San Juan is best for a short stay on foot: its garages charge by the hour at unpublished rates (via GetCar). These choices are editorial.

Visitors from the 42 Visa Waiver Program countries, among them the UK and 24 of the 27 EU countries, can stay up to 90 days with an approved ESTA, which is required for Puerto Rico, and the stay cannot be extended. A side trip to another Caribbean island does not restart the 90 days: the visitor comes back for the rest of the original admission period. CBP records the arrival electronically as an I-94, with an admit-until date that can be checked on its I-94 website.

US citizens need no passport to travel between the US and Puerto Rico.

A foreign licence is valid for 90 days in Puerto Rico and a US one for 180 (via GetCar), so a month is covered either way. Speed limits are in miles per hour, distances on signs in kilometres and fuel is sold by the litre (via GetCar). Ask whether the rental comes with parking before booking: in a licensed San Juan rental, the licence sign states it.

Airbnb calls 28 nights or more a monthly stay: the first month is charged up front and released to the host 24 hours after check-in, later months are charged 10 days ahead, and a long-term cancellation policy generally asks for 30 days' notice of changes.
