A month in Samos
In Greece the line that matters for a long stay is 60 days. Under it, a month in Samos is still a short-term rental with the per-night fee; from 60 days without extra services, the let is an ordinary lease.

What a month costs to set up
No official statistic on monthly rents on Samos was found, and no reputable source on deposits or utilities, so this guide gives no figures for them. The fixed costs that are known come from the law and the platforms.
The climate resilience fee applies per night to a stay under 60 days. For a short-term rental that is EUR 8 a night from April to October and EUR 2 from November to March, so 30 nights in October add EUR 240 and 30 nights in November EUR 60. A detached house over 80 m2 pays EUR 15 and EUR 4, which makes EUR 450 and EUR 120. When a stay runs across the change of season, the host issues the fee receipt month by month at each month's rate. The municipal visitor fee of 0.5% of the rent comes on top, in West Samos by decision for 2026 and in East Samos at the national rate. Private hosts with one or two properties do not charge it.
On Airbnb, 28 nights or more is a monthly stay: the first month is charged up front and released to the host 24 hours after check-in, and later months are charged 10 days before each period.
The towns that suit a month

Samos town is the capital and port, about 16 km from the airport, and the practical base for a month with services on foot. Karlovasi, the town and port of West Samos, suits a month on the quieter side of the island, about 32 km from the capital. Pythagoreio, about 3.3 km from the airport, suits a month near the runway and the Kusadasi ferries.
For a month with a car, a flat with its own parking space avoids the daily search, since no official parking rules or municipal car parks were found for the towns as of September 2026. The car stays on Samos for any trip to Turkey.
The paperwork
Visitors from outside the EU without a visa can stay in the Schengen area for up to 90 days in any 180-day period, Greece included. UK citizens need a passport issued less than 10 years before arrival and valid for at least 3 months after the day they leave the Schengen area. For US citizens, Greek law requires three months of passport validity beyond departure, and the State Department recommends six. The EU Entry/Exit System has been fully operational since 10 April 2026. The Greek rules for longer non-EU stays were not checked, so they are not covered here.
A day trip to Kusadasi leaves the Schengen area, since Turkey is not one of its 29 countries, so the crossing means an exit and a new entry at the Schengen border. EU citizens staying more than three months may be required to register their residence with the local authority, according to the EU's Your Europe page for Greece; the Greek office and deadline were not verified.
What platforms and the law call a long stay
Airbnb calls 28 nights or more a monthly stay and applies a long-term cancellation policy: the first payment may be non-refundable, and once the stay has started the following month is non-refundable.
Greek law draws its line at 60 days. Renting a property for under 60 days under one contract, with only lodging and bedding provided, is a short-term rental: the host must be in the AADE registry, show the AMA on the listing, declare the stay and collect the per-night fee. A let of 60 days or more without extra services is declared as an ordinary lease instead, so a stay that Airbnb calls monthly is still a short-term rental in Greece when it runs under 60 days.
Pitfalls
Expecting a monthly stay to escape the fee. Under 60 days it is still a short-term rental, and the fee is charged per night.
A listing with no AMA. Every short-term rental must show it.
Missing safety basics. Since 1 October 2025 a short-term rental must have smoke detectors, fire extinguishers and a first aid kit, and a host who fails the rules faces a EUR 5,000 fine.
Planning to drive to Turkey. The booking platform Ferryhopper says the Kusadasi ferries take no cars.
Taking a standard car down dirt tracks. One Samos rental company voids its insurance on unpaved roads unless the car is a jeep.
Cancelling mid-stay on Airbnb. Once a monthly stay has started, the following month is non-refundable.
Questions
Is a one-month rental in Samos a short-term rental?
Yes. In Greece a let of under 60 days per contract, with only lodging and bedding, is a short-term rental, with the AMA number and the per-night climate fee. From 60 days without extra services it is an ordinary lease.
How much is the climate fee on a month in Samos?
For a short-term rental, EUR 8 a night from April to October and EUR 2 from November to March under article 44 of the Code of indirect taxes, so EUR 240 or EUR 60 for 30 nights, plus the municipal visitor fee of 0.5% of the rent unless the host is a private individual with one or two properties.
Which town in Samos suits a month?
Samos town for the port and services; Karlovasi for a quieter month in the west; Pythagoreio for a month near the airport and the Kusadasi ferries.
Does a day trip to Kusadasi affect the Schengen count?
Turkey is outside the Schengen area, so the crossing is an exit and a new entry at the Schengen border. Non-EU visitors may stay up to 90 days in any 180 across the whole Schengen area.
How long can a UK or US visitor stay in Greece?
Up to 90 days in any 180-day period across the Schengen area without a visa. The EU Entry/Exit System has been fully operational since 10 April 2026.
