Where to stay in Queenstown
Queenstown Airport is in Frankton, about 8 km by road from the town centre, and the other bases lie along the lake and over the hills. The areas differ in distance, in parking and in how many nights a year a holiday home may be let.

How the areas differ
Queenstown is a resort town on the north-western shore of Lake Wakatipu, known for adventure and ski tourism. The town centre has the pedestrian Queenstown Mall, and the council says its car parks are within walking distance of the town centre and the lakefront. Frankton, a former separate settlement and now a suburb, holds the airport and the Remarkables Park town centre, about 7 km by road from the town centre.
Kelvin Heights is the suburb on the Kelvin Peninsula, across the Frankton Arm from the town centre: about 3 km over the water and about 14 km by road. Arrowtown, about 20 km from the town centre, is a historic gold-mining town with many well-preserved buildings from the gold era.
Further out, Glenorchy is a small settlement at the head of the lake, about 46 km by road, with two pubs, a café and small shops. Wānaka, a ski and summer resort town at the southern end of Lake Wānaka and the gateway to Mount Aspiring National Park, is about 69 km from Queenstown over the Crown Range.
Staying with a rental car
In the town centre, council-managed parking is free from 6pm to 8am and on public holidays. By day, the council car parks include Boundary Street, Lakeview, Memorial Street, Athol Street, Ballarat Street with 102 spaces, and the corner of Stanley and Ballarat Streets, enlarged to 131 spaces in December 2025. GetCar notes that the council publishes no hourly tariff online and that the PayMyPark app adds 50 cents per transaction for casual users, so read the sign at the machine. A car in a mobility space without a permit faces an instant NZD 750 fine.
Street parking rules in Frankton, Kelvin Heights, Arrowtown, Wānaka and Glenorchy were not verified as of September 2026, so ask the host whether a space comes with the booking. The council's carpool permits for Boundary Street go only to holders of New Zealand licences who live outside the Queenstown exclusion zone, so they do not help a visitor.
The road to Wānaka crosses the Crown Range, where GetCar reports that chains must be carried from May to September and that the council fines NZD 750 for not fitting them when a sign requires it; the route through Cromwell is about 114 km. Beyond Glenorchy, the road to Paradise turns to gravel for 9 km and can flood after heavy rain. What the rules and taxes mean for a guest
Queenstown adds no local tax to a stay. The council's plan for a visitor levy on short-term accommodation went to a poll in 2019 and was then put on hold because of COVID-19; its project page still said it was on hold in April 2026. GST is 15%, and since 1 April 2024 platforms such as Airbnb and Bookabach collect it on short stays booked through them, along with cleaning fees charged on top.
Holiday homes and homestays must be registered with the council. In the lower and medium density, large lot and Arrowtown historic residential zones a registered house takes one group of guests at a time, at most 2 adults per bedroom and 3, 6 or 9 guests in all for one, two, or three or more bedrooms, and its outdoor space stays unused from 10pm to 7am, with signs saying so. Such a house may take paying guests for up to 90 nights a year without a resource consent. In the Queenstown, Wānaka and Arrowtown town centre zones there is no cap on nights. The council's usual rule for a homestay, where the resident lives on site, is up to five paying guests a night.
Visitors from the EU, the UK and the US need no visa but must hold an NZeTA before flying: NZD 17 in the official app or NZD 23 on the website. The International Visitor Conservation and Tourism Levy of NZD 100, in force since 1 October 2024, is paid with it, once per application rather than per night.
When to book what
Request the NZeTA in good time: Immigration New Zealand asks travellers to allow 72 hours, and the confirmation is needed at check-in for the flight.
For a winter stay in Wānaka or a drive over the Crown Range, ask the rental company how chains are supplied; GetCar notes that most companies supply them and show how to fit them. In summer, GetCar reports the council's warning that traffic peaks at hotel check-out time in mid-morning, so allow extra time for a flight from Frankton.
Between Queenstown Airport and the town, the airport's guide puts a taxi at about NZD 50 to 85, its NZD 9.10 charge included, and Orbus buses leave about every 15 minutes for NZD 4 in cash or NZD 2.50 on a registered Bee Card.
