A month in Malta

A month in Malta costs no more in eco contribution than 15 nights: the charge stops at EUR 22.50 per adult per visit. The rules that shape a long stay are the licence and the lease law.

What a month costs to set up

No official statistic on monthly rents in Malta was found, and no reputable source on deposits or utilities, so this guide gives no figures for them. The fixed costs that are known come from the law and the platforms.

The eco contribution is EUR 1.50 per night for each guest aged 18 or over, from 1 July 2026, and it stops at EUR 22.50 per person per visit. The cap arrives on the 15th night, so a couple staying 30 nights pays EUR 45 in all, the same as for 15 nights. The provider must show it separately on the receipt.

On Airbnb, 28 nights or more is a monthly stay. The first month is charged up front and released to the host 24 hours after check-in, and each later month is charged 10 days before it starts. The long-term cancellation policy applies and generally asks for 30 days' notice of changes.

The areas that suit a month

Sliema and St Julian's have services, restaurants and the ferry to Valletta on the doorstep, which suits a month without driving every day. Valletta suits a month on foot; with a car, the camera charge applies on weekday mornings and early afternoons, and entry after 14:00 and at weekends is free.

The CVA rules also describe residents: a vehicle inside the Valletta charging zone for at least two consecutive hours between 01:00 and 05:00 on at least 15 nights a month counts as a resident's and is exempt, automatically. Whether a visitor's rental car qualifies was not verified, so ask the host how guests with cars manage.

St Paul's Bay and Mellieħa suit a month by the sea with a car. Gozo suits a quiet month in a farmhouse or an apartment, with the car ferry to Ċirkewwa for trips to the main island.

The paperwork

Malta is in the Schengen area. Visitors from outside the EU without a visa can stay up to 90 days in any 180-day period, counted across every country that uses the EU Entry/Exit System, which has been fully operational since 10 April 2026 and registers non-EU travellers at the border.

EU citizens staying more than three months may be required to register their residence, according to the EU's Your Europe portal. The Maltese office and deadline were not checked, so they are not covered here.

What platforms and the law call a long stay

Airbnb calls 28 nights or more a monthly stay. Maltese law draws its own lines. The Private Residential Leases Act does not apply to a property let to a tourist exclusively for tourism purposes, and it defines a tourist as someone staying outside their usual environment for no more than one consecutive year, for leisure, business or other personal reasons, but not to take up a job or set up a business.

A month-long holiday let therefore stays in the tourism system: the property needs its Malta Tourism Authority licence, the listing should show its registration number, and the eco contribution applies up to its cap. A stay to take up a job falls outside that definition of a tourist; the lease law's short private residential lease, negotiated for six months, covers categories such as non-resident workers.
