A month in Cyprus

No official statistic on monthly rents in Cyprus was found, and no reputable source on deposits or utilities, so this guide gives no figures for them. The costs that are known come from the platforms and the municipalities.

On Airbnb, 28 nights or more is a monthly stay. The first month is charged up front and released to the host 24 hours after check-in, and each later month is charged 10 days before it starts. The long-term cancellation policy applies automatically and generally asks for 30 days' notice of changes; the host may have chosen a firm or strict version, which shows in the reservation details.

Overnight-stay fees, where a council has set one, fall on the operator, and the Paphos notice publishes no rate. With a car in Paphos, the municipal 30-day parking cards cost EUR 25 for the car park zones and EUR 50 for every zone, set against EUR 1 an hour on the street.

Limassol, Larnaca and Paphos have life and services all year. Limassol is the city of the three, with a long seafront and a base between both airports. Larnaca has the shortest airport run and the Finikoudes promenade. Paphos has the harbour and the west coast, and the clearest parking rules of the three.

The Troodos villages suit a quiet summer month for anyone happy to drive, with Platres about 39 km by road from Limassol. Ayia Napa and Protaras are resort towns built around beach holidays; for a month, ask what stays open on the dates.

With a car for the whole month, a flat with its own space settles the question in Limassol and Larnaca, where the municipalities publish no parking prices. In Paphos, the Kato Paphos small harbour is a free zone and the 30-day cards cover the municipal car parks.

Cyprus is in the EU but not a full Schengen member. A Cyprus visa covers Cyprus only, for a short stay of up to 90 days in any 180-day period. The EU Entry/Exit System counts short stays across the 29 countries that use it, and Cyprus is not one of them: non-EU passports here are still stamped by hand.

EU citizens staying more than three months may be required to register their residence, according to the EU's Your Europe portal. The Cyprus office and deadline were not checked, so they are not covered here.

Airbnb calls 28 nights or more a monthly stay and switches to its long-term cancellation policy. Other platforms use their own terms, so read the cancellation line on the booking itself.

The Cyprus rule is the same for any label. Under the 2020 amendment to the hotels and tourist accommodation law, a whole villa, house or apartment let as self-service accommodation must be in the Deputy Ministry of Tourism register, and the registration number must appear in the advert and in all related transactions. For a month, that means the number belongs on the listing, the booking confirmation and the receipt.

Counting days the Schengen way. Cyprus runs its own 90 in 180 count under its national visa rules, and the EU Entry/Exit System does not record days spent here.

Planning a winter month in the mountains without checking the roads. In January 2026 some roads to Troodos were open only to cars with snow chains or four-wheel drive.

Driving the rental car north without the rental company's consent and valid insurance. UK government advice says cover bought in the south is often not valid in the north.

Cancelling late. Under Airbnb's long-term policy, changes generally need 30 days' notice.
