A month in Crete

No official statistic on monthly rents in Crete was found, and no reputable source on deposits or utilities, so this guide gives no figures for them. The fixed costs that are known come from the law and the platforms.

The climate crisis resilience fee applies per night to a stay under 60 days. For a short-term rental that is EUR 8 a night from April to October and EUR 2 from November to March, so 30 nights in October adds EUR 240 and 30 nights in November EUR 60. A detached house over 80 m2 pays EUR 15 and EUR 4. The amounts are unchanged for 2026, and for a stay that runs from October into November the host issues the fee receipt month by month, at each month's rate.

The municipal visitors' fee covers stays under six months, so a month with a hotel or a professional host carries it as well: 0.75% of the rent in Heraklion, Chania and Rethymno, and in Agios Nikolaos from April to September 2026. Private hosts who let one or two properties do not charge it.

On Airbnb, 28 nights or more is a monthly stay: the first month is charged up front and released to the host 24 hours after check-in, and later months are charged 10 days before each period.

Heraklion and Chania work all year, with services and an airport close by; Heraklion especially suits a month outside summer. Rethymno, with its old town and town beach, and Agios Nikolaos, a small town with services all year, come next.

The south coast villages suit a quiet month for anyone happy to drive, and Elounda is mostly resort hotels and villas, better for a holiday than for living.

With a car for the month, Chania's free park and ride at Kladissos, with a free electric bus into the city, avoids paying for street spaces day after day. In Heraklion the centre is being turned into low-traffic streets with parking reserved for residents, so a flat with its own space is the safer choice.

Visitors from outside the EU without a visa can stay in the Schengen area for up to 90 days in any 180-day period, Greece included. The EU Entry/Exit System has been fully operational since 10 April 2026 for short stays, so non-EU travellers are registered at the border. The Greek rules for longer non-EU stays were not checked, so they are not covered here.

EU citizens staying more than three months may be required to register their residence with the local authority, according to the EU's Your Europe page for Greece. The Greek office and deadline were not verified.

Airbnb calls 28 nights or more a monthly stay and applies a long-term cancellation policy: the first payment may be non-refundable, and once the stay has started the following month is non-refundable.

Greek law draws its line at 60 days, counted per contract. Renting a property for under 60 days, with only lodging and bedding provided, is a short-term rental: the host must be in the AADE registry, show the 11-digit AMA on the listing and collect the per-night fee. A let of 60 days or more without extra services is declared as an ordinary lease instead. A renewal agreed during a let is judged on its own length, and a tenant who leaves a lease of 60 days or more within the first 59 days does not turn it into a short-term rental. Crossing 30 nights changes nothing in Greece; crossing 60 does.

Expecting a monthly stay to escape the fees. Under 60 days it is still a short-term rental, the climate fee is charged per night, and a hotel or professional host adds the visitors' fee on the rent.

A listing with no AMA or licence number. Every short-term rental must show one.

Missing safety basics. Since 1 October 2025 a short-term rental must have smoke detectors, a fire extinguisher and a first aid kit, and a host who fails the rules faces a EUR 5,000 fine.

Counting Schengen days only in Greece. The 90 in 180 rule counts every day across the Schengen area.

Cancelling mid-stay on Airbnb. Once a monthly stay has started, the following month is non-refundable.
