A month in Bologna
Up to 30 days, a whole flat let to visitors in Bologna is a short let; beyond 30 days, the lease has to be registered with the tax agency.

What a month means legally here
Italian law calls a home let for up to 30 days a short let. It carries a national identification code, the CIN, outside the building and in every listing, and the host registers each guest with the police within 24 hours of arrival. Bologna adds the regional code for operators.
A lease of a home for more than 30 days in a year must be registered with the Agenzia delle Entrate within 30 days of signing, and a lease that should be registered and is not is void. A holiday month is a tourist let under the Civil Code. A transitory lease, up to 18 months, is for a documented need such as work or study and uses a standard form; if the need is missing or the form is wrong, the law turns it into an ordinary long lease.
The tax is the cheap part. Bologna charges the imposta di soggiorno for at most five consecutive nights, so a month in a hotel in the EUR 31 to 70.99 band costs EUR 29.00 per person in tax and nothing after the fifth night. In a platform short let the rate is 10.5 percent of the price of the flat, capped at EUR 7.00 a night, again for five nights only.
The areas that suit a month

The zona universitaria is built for people who stay: student flats, cheap kitchens, laundries and a market. Saragozza and Santo Stefano give the same walk into the centre with quieter evenings. Bolognina, north of the station, is the cheapest of the inner districts and the easiest to reach by train. The Fiera quarter suits a work month where the car matters more than the view. This ranking is editorial.
With a car, the monthly on-street ticket is the thing to price. Sosty sells it by zone: EUR 100 a month in the Cerchia del Mille and the Centro storico, EUR 75 in the corona semicentrale and EUR 60 in the corona semiperiferica e periferica, and a ticket for one zone also works in zones with a lower tariff. Covered monthly places run from EUR 50 at Santa Viola to EUR 180 at Ex Staveco, and several Sosty car parks take subscribers only.
A flat inside the ZTL still needs an access route. The hotel plate rule does not apply to a private landlord, so ask before signing how the car is meant to reach the door, and remember that the ticket allowance is three day tickets or one four-day ticket per plate per month.
The paperwork
Deposit: for a home let as a dwelling the deposit may not exceed three months’ rent under article 11 of Law 392/1978. Whether that cap binds a holiday let governed by the Civil Code is unverified as of September 2026, so agree the deposit in writing.
Every guest shows an identity document or passport at check-in, children included, and the host registers them with the police. A key box with a code sent after an identity-document upload, with no in-person or video check, is the practice the 2024 circular rejects.
EU citizens staying more than three months register with the comune’s registry office, with proof of work, study, or enough money and health cover. A landlord who houses a non-EU national notifies the police within 48 hours with the passport details. Visitors from outside the EU, including the United Kingdom and the United States, may stay 90 days in any 180 across the Schengen area, and the EU Entry/Exit System has registered their short stays since 10 April 2026. A non-EU visitor arriving from another Schengen country declares presence to the police headquarters within eight days.
What platforms call long stays
Vrbo’s monthly-stays page, as archived in June 2026, describes stays of 28 nights or more and says select homes offer a discount for them. Agoda lets partners offer long-stay promotions on bookings of more than 28 days and permits stays of up to 90 days.
The platform label does not settle the legal status. Up to 30 days, check the CIN on the listing; beyond 30 days, ask for a written lease and its registration with the Agenzia delle Entrate.
Pitfalls
A listing with no CIN. Every licensed stay must show one.
A lease of more than 30 days that is never registered: it is void, and tenant and landlord share liability for the registration tax.
A deposit above three months’ rent on a lease of a home.
Buying ZTL day tickets for a whole month: the allowance is three a month per plate, so a flat inside the zone needs a different arrangement.
A diesel car under Euro 5 parked in the city from October to March, when the regional limits stop it on weekdays between 08:30 and 18:30.
