Where to stay in Athens
The Acropolis, Plaka and the main museums sit in a compact centre with three-hour street parking and a traffic ring. A guest with a rental car either stays central and garages it, or stays on the coast and drives in.

How the areas differ
Plaka and Monastiraki are the old centre under the Acropolis, with the ancient Agora and most sights on foot. Koukaki and Makrygianni, around the Acropolis Museum, are residential and quieter at night. Kolonaki, below Lycabettus, has the shops, the galleries and the Benaki and Cycladic museums.
Pangrati, east of the Panathenaic Stadium, is a residential district of squares and tavernas. Piraeus, about 11 km from Syntagma, is the port for the islands. Glyfada and Vouliagmeni, about 14 and 19 km south of Syntagma, are the seaside suburbs of the Athens Riviera. From Plaka, Edem beach at Palaio Faliro is about 9 km by road.
Staying with a rental car
Street parking in central Athens runs on the city's PARKinATHENS system. White bays are for visitors, paid on weekdays from 09:00 to 21:00 and on Saturdays from 09:00 to 16:00, for three hours at most and EUR 6 for the full three, through the myAthensPass app. Blue bays belong to residents with a permit, around the clock and all year.
For a night or a full day, use a garage. The municipal car park under Kotzia Square, about 2 km by road from Plaka, reopened in December 2025 with 500 spaces and charges EUR 15 for more than 10 hours.
On weekdays the Daktylios ring limits cars in the centre to alternate days by the last digit of the plate, Monday to Thursday from 07:00 to 20:00 and Friday from 07:00 to 15:00. The last period ran from 20 October 2025 to 24 July 2026, and by late August no date for the autumn 2026 restart had been announced. Plaka, Monastiraki, Koukaki and Kolonaki lie inside the ring, and its perimeter cuts through Pangrati. Rental cars are not an exempt category.

Tourist tax and registration rules for a guest
Greece charges a climate resilience fee per night and per room or property. The guest pays it and the host collects it before departure. Article 44 of Law 5177/2025 sets the amounts: from April to October EUR 8 in a short-term rental, EUR 15 in a detached house over 80 m2 and EUR 2 to EUR 15 in hotels by star rating; from November to March EUR 2, EUR 4 and EUR 0.50 to EUR 4. Tax press lists the same amounts for 2026.
Athens adds a municipal visitors' fee on the price of stays under six months, which the guest pays: 0.5% nationally, and 0.75% in the City of Athens under council decision 680/2024 of 25 November 2024, which sets no end date; no later decision was found on Diavgeia as of September 2026. Vari-Voula-Vouliagmeni also charges 0.75% (decision 512/2024), while no decision was found for Piraeus or Glyfada, where the national 0.5% applies. Private hosts who let one or two properties do not charge it.
Every short-term rental in Greece must show its 11-digit AMA, the registry number from the tax authority AADE, on every platform and advert; licensed properties show a 16-digit ΕΣΛ or a 7-digit ΜΑΓ number instead. Since 1 January 2025 no property in the 1st, 2nd or 3rd municipal district of Athens, which take in Plaka, Monastiraki, Koukaki, Kolonaki and Pangrati, can be registered as a short-term rental for the first time, and a joint ministerial decision extended the ban to 31 December 2026. Rentals registered earlier still operate, so a central listing without an AMA is worth a question. Piraeus, Glyfada and Vouliagmeni are separate municipalities, outside the ban.
When to book what
From November to March the climate fee falls to EUR 2 a night in a short-term rental and EUR 0.50 to EUR 4 in hotels. The Daktylios stops for cars in summer, from 24 July in 2026, so a late July or August stay in the centre avoids the plate rule. Vouliagmeni's paid parking runs only from May to September.
For an early ferry, a night in Piraeus saves the 11 km drive from Syntagma to the port. If the car is only for a few days, spend the city days without it and collect it on the morning of the first trip out.

Not for the city days. Visitor bays allow three hours, a night in the Kotzia Square car park costs EUR 15, and on weekdays outside summer the Daktylios limits entry by plate. A car pays off on day trips and from coastal bases such as Glyfada.
