A month in Alghero

A month in Alghero pays tourist tax on seven nights only. The rest of a long stay turns on the 30 day line in Italian lease law, on the codes a listing must show and on where the car sits.

What a month means legally

Thirty days is the line. Up to 30 days a whole flat let by a private owner is a locazione breve under article 4 of Decree-Law 50/2017, cleaning and linen included, booked directly or through a portal. Beyond 30 days in total in the year, the lease must be registered with the Agenzia delle Entrate within 30 days of signing or of the start date, whichever is earlier, and an unregistered lease is void under Law 311/2004. Landlord and tenant are jointly liable for the registration tax.

A holiday month is a tourist let under the Civil Code, which Law 431/1998 keeps outside most of the ordinary lease rules while still requiring written form. Sardinia's own guidance describes tourist leases running beyond 30 days and up to 18 months, registered and keeping a tourist purpose. For a documented work or study need there is the transitory lease, up to 18 months on the standard form of the ministerial decree of 16 January 2017. A residential deposit may not exceed three months' rent under Law 392/1978; whether that binds a tourist let under the Civil Code is not settled in the texts read.

The tax on a month

Alghero's regulation exempts nights after the first seven consecutive nights, so a month is taxed as a week. In extra-hotel lodging, which covers holiday houses and flats, B&Bs and homes let occasionally for tourism, the 2026 rate is EUR 2.00 per person per night, so a month costs EUR 14.00 per person. In a hotel of four stars and above the rate is EUR 4.00, so seven nights is EUR 28.00.

The rates come from Giunta deliberation 376 of 20 November 2025 and apply from 1 January 2026, with the seasonal difference removed by council deliberation 105 of 7 November 2025, so the same figure holds in February as in August. Children up to their twelfth year are exempt, and so are carers of local hospital inpatients, police, armed forces and firefighters on duty, and guests with a severe disability and one companion. The host collects the tax and pays it to the comune.

Areas that suit a month

The centro storico and the port side work through the year. The paid bays at Piazzale della Pace are charged from 15 April to 15 October in the 2026 notice, and inside the walls the ZTL applies every day of the year, so a flat with a garage or a reserved space outside the zone is worth asking about.

Fertilia suits a month with a car: it sits outside the old-town ZTL, about 7 km from the old town and about 6 km from the airport. Maria Pia and the Lido are a summer scheme, with the municipal car park open only from mid June to the end of September. Porto Conte and Capo Caccia are a resort coast inside the regional park and make a long stay dependent on the car for every errand.

Paperwork and entry limits

EU citizens may stay three months without formalities; past that they register with the comune's registry office, and Italian law requires registration once three months from entry have passed. Non-EU visitors, UK and US passport holders included, have 90 days in any 180 across the whole Schengen area, and since 10 April 2026 the EU Entry/Exit System has registered those stays at the external border. A non-EU visitor arriving from another Schengen country rather than from outside declares presence to the questore within eight days; whether a host's police registration covers that declaration is not settled in the sources read.

Whatever the length, the host may accept only guests carrying an identity document or passport and registers each of them with the police within 24 hours. The 2024 Interior Ministry circular, upheld by the Council of State in November 2025, requires the host to identify the guest in person or by a video link at the door.

What the platforms call a long stay

Airbnb calls 28 nights or more a monthly stay. It charges the first month up front and releases it to the host 24 hours after check-in, then charges each later month 10 days before that period starts. How other platforms label long stays in Alghero is unverified as of September 2026.

A listing that cannot show a national CIN and a Sardinian IUN is worth questioning before any deposit. Both codes belong in the listing and at the entrance of the unit, and the Region suspended the IUN codes of lets that had not met their statistical reporting duties in a determination of June 2026.

Pitfalls

Expecting the tourist tax to run all month. It stops after seven consecutive nights.

Signing a month without registration. Over 30 days in the year the lease must be registered within 30 days, and an unregistered lease is void.

Booking inside the walls without asking where the car goes. The luggage rule is a transit right only, and the zone is closed for most of the day and night all year.

Reading a summer parking notice as a year-round tariff. The Maria Pia car park opens from mid June to the end of September and the comune reissues the temporary areas each year.

Counting Schengen days only in Italy. The 90 days in any 180 run across the whole area, and the Entry/Exit System now records the crossings.

Questions

Is the tourist tax charged on a whole month in Alghero?

No. Nights after the first seven consecutive nights are exempt, so a month in a holiday flat costs EUR 14.00 per person at the 2026 extra-hotel rate.

When does a stay stop being a short let in Italy?

At 30 days. Beyond 30 days in the year the lease must be registered with the Agenzia delle Entrate within 30 days, and an unregistered lease is void.

Which Alghero area suits a month with a car?

Fertilia sits outside the old-town ZTL, about 7 km from the old town. The centro storico works if the flat has its own space, because the ZTL applies every day of the year.

Can a month of parking be bought in Alghero?

No monthly subscription open to visitors was found. Residents park free in the new areas after registering with the municipal operator, which is not open to a guest.

What codes should a listing show?

The national CIN and the Sardinian regional IUN, in the listing and at the entrance of the unit. The Region suspended IUN codes of lets that had not reported their guest statistics in June 2026.
